Job Description:
Join our team as Facilities and Engineering Manager and lead the safe, efficient, and future-ready operations of a downtown high-rise commercial property. You’ll be the trusted owner of building performance—championing reliability, sustainability, cost control, and an outstanding tenant experience—while mentoring a capable engineering team in a supportive, collaborative environment.
Main Responsibilities
Operations Leadership & Compliance: Oversee day-to-day building operations; ensure OSHA/EPA compliance; uphold safety culture and incident reporting with corrective actions.
- Project & Capital Planning: Scope and deliver projects that meet cost, schedule, quality, and functionality goals; prepare annual capital plans with priorities, costs, schedules, and risk considerations.
- Energy & Utilities Management: Track energy technologies and regulations; recommend efficiency projects with strong ROI; secure competitive utility rates and implement demand-control strategies.
- Vendor & Budget Stewardship: Manage bids, vendor selection, POs, and contract quality; develop business controls; prepare and manage operating budgets; approve timesheets and overtime.
- Maintenance & Reliability: Ensure high uptime across boilers, chillers, HVAC, electrical (including emergency power and UPS), plumbing, and general building systems; direct repairs and coordinate licensed specialists as needed.
- Preventive Maintenance (PM): Execute PM programs on schedule for critical and non-critical equipment; refine PM tasks to prevent failures and extend asset life.
- Team Leadership & Training: Build, coach, and cross-train a high-performing engineering team; participate in staffing; complete performance appraisals and individual development plans.
- Tenant Experience: Respond promptly to tenant requests; supervise tenant fit-outs; maintain proactive programs that assess needs and elevate service quality.
- Reporting & Communication: Deliver clear monthly reports on projects, training, savings, and key issues; maintain accurate logs, work orders, and documentation.
- New Business Support: Contribute engineering expertise to operations and maintenance reviews during business development.
Qualifications
- Bachelor’s degree in Mechanical Engineering preferred or equivalent experience.
- City of Buffalo Chief Stationary Engineer license.
- 5-8 years in Class A facilities of 250K SF or larger, with proven leadership.
- Strong communicator with the ability to manage multiple projects and priorities.
- Proficient with computer systems, email, work order/CMMS, and building automation.
- Relevant Buffalo area licenses required.

Salary Range Language
The expected base salary for this position ranges from $95,000 to $150,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package (including health, vision, and dental insurance, paid time off and a 401(k) retirement plan with employer matching), this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
