Maintain strong communication and relationships with campus peers and partners, tailoring operational resources and processes to exceed customer expectations.
Implement and maintain an effective and efficient maintenance repair program, including a preventive maintenance program.
Provide technical support and guidance relative to a wide range of campus building systems and equipment. Ensure and validate that proper design reviews, quality assurance, system commissioning, shop training, and project handoff are completed for major maintenance projects in areas of responsibility. Ensures the effective utilization of the computerized maintenance-management software (CMMS).
Identifies, develops, and implements mechanical/electrical maintenance operations, and repair standards/programs to prevent, control, and abate the deterioration of HVAC, mechanical, electrical, and electronic components of USCB building systems/elements.
Coordinates, interacts, and supports other Facilities Services departments in the development and execution of identified, scheduled maintenance and repair activities for Campus’ buildings and building systems/elements.
Develops and documents or prepares the job requirements for work to be completed via contracted services. Interacts with contractors, customers and University Purchasing staff to coordinate, schedule, inspect, document, and complete contractor work activities, including the associated paperwork.
Initiates and execute various personnel actions as appropriate for staff including annual performance evaluations, corrective discipline cases, personnel actions, skills development, counseling, and training.
Collects, collates, and provides budget input for the Engineering, Maintenance and Projects Department’s annual budget. Manages, controls, and executes the Group’s portion of the Department budget.
Interacts, coordinates, and cooperates with Campus counterparts, State Inspectors, and Town Officials, typically including design consultants, inspectors and other staffs in support of academic programs, administrative policies, construction/repair programs, and Facilities Services’ activities.
Performs a wide variety of technical and administrative activities to support, promote, and execute Campus maintenance/repairs programs other related administrative and technical duties as necessary.
Establish operating budgets relative to maintenance activities; monitor and manage expenditures to ensure that they remain within prescribed limits.
Develop and communicate strategic and tactical staffing level plans.
Manage and direct the facility condition assessment system to justify and facilitate a prioritized allocation of university deferred maintenance funds.
Perform cost-benefit analysis for maintenance issues to ensure best use of available resources.
