About the Role
We are seeking a detail-oriented Market Viability Analyst to help determine where, whether, and how a sports business can succeed. This role blends site scouting, financial modeling, and light marketing strategy. You will be the primary voice bringing data-driven clarity to our business decisions, presenting findings directly to leadership.
This is an ideal role for someone who enjoys a mix of fieldwork (visiting potential sites) and deskwork (financial modeling, research, and reporting), and who is comfortable working independently with periodic in-person check-ins and site visits.
Key Responsibilities
Site & Location Analysis
- Identify and evaluate potential locations throughout San Diego suitable for a small pickup soccer field (e.g., available lots, underutilized athletic facilities, indoor/outdoor turf spaces, parks/rec partnerships)
- Assess each site against criteria such as size, accessibility, zoning/permitting requirements, parking, lighting, foot traffic, proximity to target demographics, and lease/rental terms
- Conduct in-person site visits to verify conditions and gather photos/notes
Financial Viability Analysis
- Build financial models estimating startup costs, ongoing operating expenses, and revenue potential for each candidate location
- Analyze pricing strategy, expected utilization/occupancy rates, and break-even timelines
- Compare lease/rental structures and total cost of ownership across sites
- Identify risks and sensitivities (e.g., seasonality, competition, demand fluctuation)
Reporting & Presentation
- Prepare clear, well-organized reports and presentations comparing candidate locations side-by-side
- Translate financial and market data into actionable recommendations for decision-makers
- Present findings in periodic check-in meetings
Marketing Support (as needed)
- Assist with light market research on target customer segments (e.g., adult rec leagues, youth players, corporate groups)
- Support development of go-to-market ideas and promotional materials to build awareness ahead of launch
- Research local competitors and complementary community sports programs
Qualifications
Required
- Strong analytical and financial modeling skills (spreadsheet proficiency, e.g., Excel/Google Sheets)
- Ability to research zoning, permitting, and commercial/recreational real estate basics, or willingness to learn quickly
- Strong written and verbal communication skills; comfortable presenting findings to stakeholders
- Self-motivated and able to work independently in a semi-remote structure
- Based in or able to regularly travel within the San Diego area for site visits
- Reliable transportation
Preferred
- Background or coursework in business, finance, real estate, sports management, or a related field
- Experience with small business feasibility studies or comparable market research
- Familiarity with the local San Diego sports/recreation landscape
- Basic marketing or social media promotion experience
