Role Overview
We are seeking a detail-oriented and proactive Title Coordinator to manage real estate transactions from title inception through funding approval. You will serve as the central hub of communication, collaborating closely with lenders, attorneys, buyers, sellers, and real estate agents to clear title requirements, balance numbers, and ensure a seamless closing process.
Key Responsibilities
- Title Commitment Management: Review, organize, and circulate title commitments promptly to all relevant parties.
- Transaction Coordination: Coordinate with buyers, sellers, agents, and attorneys to collect and track all necessary transactional documents required for closing.
- Lender Liaison: Communicate directly with lending institutions to obtain closing requirements, ensure compliance, and secure final funding approval.
- Title Clearance: Proactively identify title issues and coordinate with all parties to satisfy and clear title commitment requirements.
- Financial Balancing: Collaborate and balance closing numbers/CDs (Closing Disclosures) with bank closing departments to ensure accuracy.
- Closing & Funding Setup: Schedule and set up the closing, manage the final checklist, and obtain the bank's funding approval to close the file.
- File Handoff: Prepare and smoothly transition the fully completed, ready file to the Post-Closing Department.
Qualifications & Experience
- Prior Experience: Required experience in a law firm (real estate transactional) or real estate environment handling files.
- Title Experience: Prior experience specifically within the title industry or working directly with title commitments is a major plus.
- New Jersey Knowledge: Familiarity with New Jersey real estate transaction workflows, terminology, and local closing customs.
- Communication Skills: Strong verbal and written communication skills; ability to maintain a professional demeanor when dealing with banks, attorneys, and clients.
- Organization: Exceptional attention to detail, strong multi-tasking abilities, and the capacity to work under tight closing deadlines.
