Position Summary:
The Landscaping & General Maintenance is responsible for maintaining the Mililani Terrace Association’s common areas in clean, safe, and visually appealing condition. This position supports daily upkeep of the grounds, landscaping, and minor building repairs under the supervision of Management. The goal is to ensure the property remains well-maintained and in compliance with Association standards.
Key Responsibilities:
Groundskeeping & Landscaping
- Perform daily landscape maintenance including mowing, trimming, edging, pruning, and blowing walkways.
- Maintain planting beds, hedges, and trees to Association standards.
- Water, fertilize, and replace plants as needed.
- Report landscape irrigation issues (leaks, overspray, timer malfunctions) and assist in basic repairs.
- Remove debris, weeds, and green waste from lawns and common areas.
- Assist with tree trimming coordination when required.
General Maintenance & Repairs
- Perform light building and structural maintenance including painting, caulking, and patching.
- Inspect and repair common area fixtures (lights, railings, doors, locks, signage, etc.).
- Perform minor plumbing and electrical repairs as directed (e.g., replacing bulbs, fixing leaks, clearing drains).
- Maintain common area facilities such as trash enclosures, storage areas, and stairwells.
- Support termite inspection and fumigation prep (hedge trimming, moving items, etc.).
- Assist in preparing units and buildings for scheduled projects (pressure washing, painting, asphalt work, etc.).
Preventative & Routine Inspections
- Conduct regular inspections of common areas to identify potential safety or maintenance concerns.
- Document and report damages, hazards, or violations to the Site Manager promptly.
- Support emergency response efforts (water leaks, fallen branches, or safety hazards).
Other Duties
- Maintain all tools and equipment in good working order.
- Follow safety procedures and wear required PPE at all times.
- Support on-site vendors and provide access as needed.
- Perform other related duties assigned by management.
Qualifications:
- Previous experience in landscaping, groundskeeping, or property maintenance (HOA or multifamily experience preferred).
- Working knowledge of irrigation systems, basic plumbing/electrical repairs, and light carpentry.
- Ability to operate standard landscaping tools and small power equipment safely.
- Must be reliable, self-motivated, and able to work independently or as part of a team.
- Must be able to lift up to 50 lbs and perform physical labor outdoors in varying weather conditions.
- Valid driver’s license preferred.
