The onsite Property Manager is accountable for all day-to-day operations of the property, including but not limited to: financials, leasing, applications, rent collections, marketing, open houses, inquiries, and maintenance of the property.
Responsibilities are varied and may include:
- Monitor leads and prospects in a timely manner
- Take and process reservations and applications with supporting documentation such as criminal, credit background, and prior rental history checks
- Determining applicant eligibility
- Prepare all leasing applications
- Collect all deposits, rents, and charges
- Maintain occupancy
- Develop and implement marketing plan
- Tenant Ledgers (posting rents, rent collections, evictions, etc)
- Supervision of maintenance
- Unit inspections
- Budgets and financials
- Weekly / monthly / quarterly / annual reports
- Tenant relations
- Ensure adherence to all nondiscrimination and fair housing requirements
Qualifications and Skills
- Minimum 5 years of related property management experience
- Computer literate with a good working knowledge of Excel & Word
- Organized
- Detail oriented
- Excellent communication skills
- A proven team leader
- Strong customer relations skills
- Real Page experience is a Must
