JOB SUMMARY
The Maintenance Mechanic is responsible for performing a wide range of skilled and semi-skilled maintenance, repair, inspection, and custodial duties necessary to maintain Housing Authority properties, facilities, equipment, and grounds in a safe, sanitary, and attractive condition. The employee performs maintenance work in occupied and vacant residential units, administrative offices, common areas, and site grounds. Duties include carpentry, plumbing, electrical, painting, appliance repair, grounds maintenance, snow removal, and other related tasks as assigned.
The position requires the ability to work independently, interact professionally with residents, vendors, and staff, and respond to maintenance emergencies as needed.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Building Maintenance and Repair
- Perform routine and emergency maintenance repairs in dwelling units and Housing Authority facilities.
- Diagnose and repair plumbing systems, fixtures, sinks, toilets, faucets, drains, and related equipment.
- Perform basic electrical repairs, including replacement of outlets, switches, light fixtures, breakers, smoke detectors, and related components.
- Complete carpentry repairs, including doors, locks, windows, cabinets, flooring, trim, and drywall.
- Patch, prepare, and paint interior and exterior surfaces.
- Repair or replace appliances, including ranges, refrigerators, and other Authority-owned equipment.
- Assist with preventive maintenance programs and inspections.
Unit Turnover Activities
- Prepare vacant units for occupancy.
- Complete inspections and identify needed repairs.
- Perform cleaning, painting, repairs, and replacement of fixtures and equipment.
- Ensure units meet Housing Authority standards and applicable health and safety requirements.
Grounds Maintenance
- Maintain grounds, walkways, parking areas, and landscaped areas.
- Operate lawn mowers, trimmers, snow blowers, and other maintenance equipment.
- Remove litter and debris from Authority properties.
- Assist with seasonal landscaping activities.
Snow and Ice Removal
- Perform snow plowing, shoveling, sanding, and salting of roads, parking lots, sidewalks, entrances, and emergency access areas.
- Participate in snow and ice removal activities during regular and off-hours as required.
Inspections and Record keeping
- Complete work orders accurately and timely.
- Document repairs, inspections, materials used, and labor performed.
- Assist in identifying capital improvement and preventive maintenance needs.
Customer Service
- Interact courteously and professionally with residents, vendors, contractors, and staff.
- Respond to resident maintenance requests in a timely and respectful manner.
- Maintain confidentiality and professionalism in all interactions.
Safety
- Follow Housing Authority policies and procedures.
- Comply with OSHA, HUD, state, and local safety requirements.
- Properly operate and maintain tools, equipment, and vehicles.
- Utilize appropriate personal protective equipment (PPE).
Additional Duties
- Assist other maintenance personnel as needed.
- Participate in emergency response and disaster recovery activities.
- Attend required training programs and safety meetings.
- Perform other duties as assigned by the Director of Maintenance.
Minimum Qualifications
Education and Experience
- High school diploma or GED required.
- Three (3) years of experience in building maintenance, construction, property maintenance, or a related field preferred.
- Public housing or multifamily housing maintenance experience preferred.
Knowledge, Skills, and Abilities
- Knowledge of methods, materials, tools, and equipment used in maintenance and repair work.
- Working knowledge of carpentry, plumbing, electrical, painting, drywall, and general building maintenance.
- Ability to read and follow work orders, safety instructions, and maintenance manuals.
- Ability to establish and maintain effective working relationships with residents and coworkers.
- Ability to work independently with minimal supervision.
Licenses and Certifications
- Valid Massachusetts Driver's License required.
- OSHA 10-Hour Construction Safety Certification required at the time of hire or within six (6) months of employment.
Physical Requirements
- Ability to lift and carry up to 75 pounds.
- Ability to climb ladders, work from heights, kneel, crouch, bend, and stand for extended periods.
- Ability to work in confined spaces and outdoor environments.
- Ability to work in all weather conditions, including snow, rain, heat, and cold.
Working Conditions
- Work is performed both indoors and outdoors.
- Exposure to dust, chemicals, cleaning products, noise, weather conditions, and maintenance equipment.
- Position may require after-hours emergency response, overtime, and participation in a rotating on-call schedule.
- Report unsafe conditions, code violations, vandalism, and maintenance concerns to the Director of Maintenance
Employment Requirements
- Successful completion of a CORI check.
- Ability to meet Housing Authority employment requirements and standards.
- Must maintain a professional appearance and conduct consistent with Housing Authority policies.

Pay: $31.52 - $37.12 per hour
