About the Position
Two Palms Title & Escrow Agency is seeking an experienced, highly organized Florida Licensed Title Agent to join our growing Fort Lauderdale office.
The ideal candidate has hands-on experience managing Florida residential real estate transactions from contract through closing. This person must be confident communicating with buyers, sellers, real estate agents, lenders, attorneys, and other parties while ensuring every file is accurate, compliant, and closed on time.
This is an in-office position for someone who thrives in a fast-paced, high-volume environment and takes ownership of every transaction.
Responsibilities
- Manage residential purchase and refinance transactions from opening through closing
- Review contracts, title commitments, lien searches, surveys, payoff statements, and closing documents
- Identify and resolve title defects, liens, judgments, open permits, code violations, and other title issues
- Coordinate with buyers, sellers, real estate agents, lenders, attorneys, municipalities, associations, and vendors
- Prepare title commitments, policies, settlement statements, closing disclosures, affidavits, deeds, and related documents
- Calculate taxes, prorations, commissions, payoffs, recording fees, and closing costs
- Conduct or coordinate real estate closings
- Confirm all funding, escrow, disbursement, recording, and post-closing requirements are completed accurately
- Maintain clear and proactive communication with all parties throughout the transaction
- Ensure files comply with Florida title regulations, underwriting guidelines, escrow requirements, and company procedures
- Assist with business development by providing exceptional service to clients and referral partners
Qualifications
- Active Florida Title Insurance Agent License required
- Minimum of 3 years of Florida title and closing experience preferred
- Strong knowledge of Florida residential real estate transactions
- Experience handling files independently from contract through post-closing
- Ability to read and understand title commitments, lien searches, surveys, contracts, and closing documents
- Strong understanding of escrow accounting, disbursement, recording, and title insurance requirements
- Excellent attention to detail and ability to manage multiple deadlines
- Professional written and verbal communication skills
- Strong problem-solving and customer-service abilities
- Comfortable working in a fast-paced, high-volume office
- Experience with title production or closing software preferred
