- Manage commercial Tenant Improvement and Special Projects from preconstruction through closeout.
- Develop and maintain project schedules, budgets, forecasts, and financial controls.
- Lead subcontractor procurement, buyout, contract negotiations, and performance.
- Manage RFIs, submittals, change orders, and project documentation.
- Partner closely with Superintendents to ensure projects are delivered safely, on schedule, and within budget.
- Build and maintain strong relationships with owners, architects, consultants, and subcontractors.
- Lead project meetings and effectively communicate project status and potential issues.
- Identify project risks and develop solutions before they impact schedule or budget.
- Manage client expectations and serve as a trusted point of contact throughout the project.
- Support business development, preconstruction, and project pursuit efforts.
- Assist with mentoring and developing other project team members.
- Manage project turnover, punch list, and closeout.
As you establish yourself within the organization, your responsibilities will expand beyond individual project management. The long-term opportunity is to grow into the Special Projects Group Lead for San Diego, with responsibility for helping develop the local team, manage the project portfolio, strengthen client relationships, support business development, and drive continued growth in the market.
