Position Summary
Sangha Realty Corporation is seeking a skilled, dependable, and team-oriented Apartment Maintenance Supervisor to oversee maintenance and onsite operational support across four apartment communities totaling approximately 70 units located in Concord, Walnut Creek, and San Pablo, California.
These communities are professionally managed by Gallelli Real Estate. This position plays a critical role in maintaining the physical condition, safety, curb appeal, and operational performance of the properties while supporting residents, vendors, and property management operations.
A condition of employment for this position is that the selected employee must reside in the designated employer-provided apartment unit located at the Concord community. Residency at the Concord property is an essential function of this position and is required throughout the duration of employment due to the operational, emergency response, security, and oversight needs of the portfolio.
The Maintenance Supervisor will serve as the primary onsite emergency contact and must be available to respond to after-hours maintenance emergencies, property incidents, vendor issues, and other urgent matters. Applicants must be willing and able to occupy the designated onsite unit for the duration of employment. Failure to maintain residency at the designated Concord community may result in disqualification from employment or separation from employment.
The ideal candidate is organized, proactive, professional, capable of working independently, and comfortable balancing maintenance responsibilities with operational support and resident-facing responsibilities.
Key Responsibilities
· Complete maintenance service requests in a timely, professional, and resident-focused manner
· Perform apartment unit turns, including repairs, painting, cleaning coordination, and preparation for new residents
· Conduct preventive maintenance and routine property inspections
· Maintain property grounds, common areas, and overall curb appeal
· Diagnose and repair plumbing, electrical, HVAC, appliance, and general maintenance issues
· Perform interior and exterior painting as needed
· Complete carpentry repairs and miscellaneous maintenance projects
· Perform glass, screen, and hardware replacement
· Assist with swimming pool maintenance and ensure pool areas remain properly maintained
· Coordinate with vendors and contractors and assist with property improvement projects
· Travel between multiple nearby properties located in Concord, Walnut Creek, and San Pablo
· Serve as the primary onsite emergency contact for residents and property-related emergencies
· Provide onsite operational oversight and emergency accessibility
· Assist with resident communication and customer service matters
· Coordinate vendor and contractor access as needed
· Collect rent payments and deliver operational documents when necessary
· Monitor property conditions, grounds, and common areas
· Report safety concerns, incidents, and operational issues to management
· Assist with work order coordination, scheduling, and unit turn oversight
· Respond to after-hours maintenance emergencies as part of an on-call rotation
Qualifications
· Minimum two (2) years of apartment maintenance experience preferred
· Working knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, painting, and pool maintenance
· Ability to work independently, prioritize tasks, and manage time efficiently
· Strong communication and customer service skills
· Professional demeanor and ability to interact effectively with residents and vendors
· Valid California driver's license required
· Reliable transportation required
· Comfortable driving between multiple properties throughout the workday
· Must reside in the designated employer-provided apartment unit at the Concord community as a condition of employment
· Must maintain residency at the designated Concord community throughout employment
· Must be available to respond to property emergencies and urgent operational issues after normal business hours
· Ability and willingness to serve as the primary onsite emergency contact for the portfolio
· Prior experience in multifamily property management operations is preferred
Physical Requirements
· Regularly walk and move throughout multiple properties to complete assigned tasks
· Drive between properties throughout the workday
· Stand, walk, bend, stoop, kneel, climb stairs, and work on ladders for extended periods
· Lift and carry tools, equipment, appliances, and maintenance supplies
· Safely operate power tools, maintenance equipment, and motor vehicles
· Work with cleaning agents, chemicals, and maintenance materials in a safe manner
Compensation
Hourly Pay: $25.00 – $28.00 per hour DOE
Required Employee Housing: The selected employee will be required to occupy a designated onsite apartment unit at the Concord community as a condition of employment. Housing terms, employee housing arrangements, and any associated compensation details will be discussed during the interview process.
Schedule
· Monday through Friday
· 8-hour shifts
· On-call and emergency response availability required

In-person position based in Concord, CA. Properties are located in Concord, Walnut Creek, and San Pablo.

This position supports apartment communities professionally managed by Gallelli Real Estate; however, employment, payroll administration, and human resources administration will be provided through Sangha Realty Corporation.
