Facilities Maintenance Technician — Job Summary

Summary/Objective
The Facilities Maintenance Technician is responsible for the upkeep, repair, and efficient operation of building systems and infrastructure. This position ensures that facilities remain safe, functional, and compliant with health and safety regulations.
Essential Functions

- Conducting regular inspections of residential and commercial properties to identify maintenance needs and ensure compliance with safety and health regulations.
- Diagnose and repair various systems, including plumbing, electrical, HVAC, and landscaping all properties.
- Managing maintenance budgets and ensuring cost-effective use of resources.
- Implementing preventative maintenance programs to minimize equipment breakdowns and extend the lifespan of property assets.
- Responding to emergency maintenance requests promptly to address urgent issues and ensure tenant safety.
- Communicating with external contractors and service providers for specialized maintenance tasks.
- Maintaining records of maintenance activities, repairs, and inspections.
Competency
- Minimum of 5 years of experience as a facilities maintenance technician or in a similar role.
- Strong knowledge of plumbing, electrical systems, HVAC, and general building maintenance.
- Must be certified in HVAC. Electrical and plumbing certifications are a plus.
- Excellent organizational skills.
- Effective communications skills to interact with tenants, staff, and contractors.
- Problem solving abilities to address maintenance issues efficiently.
- Ability to work under pressure and handle emergency situations.
- Ability to travel between multiple locations.
- Must possess a valid driver’s license and ability to operate company vehicles.

Work Environment
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at property sites. The noise level in the work environment and job sites can be loud. The position regularly works near moving mechanical parts and in outside conditions that include inclement weather, heat and humidity, and exposure to dust and asphalt.
Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
The position lifts heavy objects, walks and stands for long periods of time and performs strenuous physical labor under adverse field conditions. The employee lifts, pushes, pulls or carries objects; uses abdominal and lower back muscles to provide support over time without fatigue; and effectively jumps, sprints or throws objects. The position requires good manual dexterity (hand, hand with arm, two hands) and multi-limb coordination. The position requires the ability to quickly move arms and legs. The employee must have excellent stamina.
Position Type/Expected Hours of Work
This is a full-time position. Days and hours of work are Monday through Friday, beginning at 7:00 a.m., 40+ hours per week. This position occasionally requires long hours and weekend work.
Travel
Extensive travel may be required including nights, weekends, holidays, and overnight. Willing to temporarily relocate based on company’s operational needs.

Pay: $75,000.00 - $85,000.00 per year
