Property Manager Position Summary
The Property Manager is responsible for overseeing the daily operations of a residential property portfolio. This role focuses on maintaining high occupancy levels, optimizing financial performance, managing on-site staff and vendors, and ensuring full compliance with property management policies, local housing regulations, and fair housing laws.
The ideal candidate is an organized, customer-focused leader who can balance tenant relations, administrative duties, budget tracking, and property oversight to ensure a safe, efficient, and welcoming community.
Essential Duties & Responsibilities
- Property Operations: Oversee day-to-day property operations, ensuring facilities, units, and common areas meet company standards for safety, cleanliness, and functionality.
- Resident Relations: Serve as the primary point of contact for resident inquiries, concerns, and conflict resolution. Maintain strong community standards and high resident retention rates.
- Leasing & Occupancy: Oversee marketing efforts, tenant screening, lease execution, renewals, and move-in/move-out processes to maximize occupancy.
- Financial Management: Collect rents, manage delinquent accounts, monitor property budgets, and report financial metrics to leadership.
- Staff & Vendor Supervision: Directly supervise on-site maintenance personnel. Coordinate and oversee external contractors and vendor services.
- Maintenance Oversight: Partner with the maintenance team to track work orders, prioritize repairs, monitor vacant unit turnarounds, and schedule preventive maintenance programs.
- Compliance & Reporting: Ensure property compliance with Fair Housing regulations, local building codes, OSHA standards, and company policies. Maintain complete, accurate resident files and operational reports.
Qualifications & Skills
- Education & Experience: High school diploma or GED required; Associate or Bachelor’s degree preferred. 2+ years of property management experience preferred.
- Leadership & Organization: Proven leadership abilities with strong time management, multitasking, and problem-solving skills.
- Communication: Exceptional verbal and written communication skills with a customer-service mindset when dealing with residents, staff, and vendors.
- Technical Proficiency: Experience using property management software (e.g., Yardi) and basic Microsoft Office applications.
- Knowledge: Familiarity with Fair Housing regulations, lease agreements, tenant-landlord laws, and basic financial management.
