Asset Manager — Job Description
Location: Remote / Hybrid — Greater Boston preferred
Reports To: Principal
Portfolio: ~200+ residential rental units across Greater Boston and Southern New Hampshire

Position Overview
The Asset Manager owns the performance and value of a growing portfolio anchored by Salem, NH workforce/accessible-luxury garden multifamily and a legacy scattered-site book being consolidated into that core. This role is the connective tissue between ownership, property management, leasing, construction, and acquisitions, and is accountable for turning the business plan into results at the property level — not just reporting on it.
Core Responsibilities
Asset Performance
- Monitor occupancy, collections, rent growth, turnover, and NOI across the portfolio.
- Analyze property-level financials and flag opportunities before they become problems.
- Hold property management teams accountable to budgets and business plans.
- Lead monthly asset review meetings with clear, decision-ready output.
- Develop and drive Performance Improvement Plans (PIPs) to completion.
Leasing & Market Strategy
- Build real relationships with leasing agents and brokerage partners — not transactional ones.
- Review leasing performance against market conditions and competitive sets.
- Recommend pricing, concession, and marketing strategy, consistent with Revival's under-pricing discipline (5–10% below pro forma max rent to minimize turnover and capex).
- Drive occupancy and revenue-growth initiatives at the property level.
Capital Projects
- Coordinate with Facilities and Construction on CapEx initiatives, schedules, and budgets.
- Monitor renovation ROI and keep projects tied to overall asset strategy.
- Conduct property inspections and site visits — this role walks properties, it doesn't just model them.
- Ensure capital work supports the long-term thesis for each asset, not just near-term optics.
Acquisitions & Transitions
- Support acquisition due diligence for new Salem-corridor and opportunistic deals.
- Lead onboarding of newly acquired assets end-to-end.
- Coordinate transitions across ownership, management, and operations teams.
- Support disposition preparation and execution for legacy scattered-site assets being 1031-consolidated.
Ideal Candidate
Background can come from a long track record or a shorter one with the right reps — we screen for demonstrated judgment, not tenure alone.
- Multifamily asset management, operations, acquisitions, or regional property management background, of any length, backed by concrete examples of ownership and results.
- Strong financial analysis and Excel skills — comfortable with budgets, variance reports, and performance metrics.
- Excellent relationship builder who can influence property managers, brokers, contractors, and vendors.
- Organized, proactive, and highly accountable — this platform runs lean and rewards people who close loops without being chased.
- Balances data-driven decision-making with real interpersonal skill; the analytics support the relationship, not the other way around.
- Can point to a specific PIP driven to completion, or a specific property problem caught before it hit the financials — not a general description of past duties.
What We're Really Looking For
For Revival, the ideal Asset Manager is 70% operator and relationship builder, 30% financial analyst. This is not a Wall Street spreadsheet-jockey role. We need someone who can:
- Walk a property and identify problems before they show up in a variance report.
- Push a PM on occupancy and collections, directly and constructively.
- Build trust with leasing brokers so they bring us the right buyers and tenants first.
- Coordinate construction and facilities teams without needing to be managed themselves.
- Execute PIPs relentlessly, to completion, not just to a status update.
- Translate all of the above into improved NOI and asset value.
Pay: From $70,000.00 per year
