The Lead Estimator & Procurement Salesperson is a critical piece of the project pipeline, working directly with and transitioning work to the Construction team. We need an individual with organizational, time management, and creative thinking skills to help us grow through successful proposal submissions and acceptances.
This extraordinarily talented individual must embrace technology, have a never-ending thirst for ongoing learning/knowledge expansion, and be able to build relationships with subcontractors and clients throughout the bidding process.

A few essential duties include, but are not limited to:
· Read, analyze, and understand project requirements such as blueprints, specifications, and design books, in order to prepare accurate estimates.
· Comprehensively evaluate site conditions and identify discrepancies and potential problems.
· Coordinate with Architects, designers, and clients to ensure all information is obtained for an accurate project estimate.
· Source, solicit, collect, and review trade partner proposals and pricing to ensure accuracy, scope coverage, qualifiers/assumptions, and reasonability of pricing.
· Research value engineering and its applications within the scope of work while not taking away from project quality and client satisfaction
· Schedule and conduct onsite project walks with potential trade partners, answering questions and submitting RFIs to clients.
· Analyze proposal requirements and prepare all necessary forms and documentation for presentation to clients.
· Meet with clients to present detailed budget proposals, answer questions, and sell the project.
· Schedule and conduct required internal meetings to review estimates and perform required handoffs as necessary

Experience:
- Residential Estimating: 5 years (Required)
This role requires deep industry knowledge, attention to detail, and the ability to analyze tender documents, specifications, and drawings to develop competitive and compliant bids. The Lead Estimator will lead the estimating process from initial inquiry to tender submission, working closely with project managers, engineers, subcontractors, and clients.
Key Responsibilities:
Lead the preparation of detailed and accurate cost estimate projects.
Review bid sites and identify projects suitable for estimating.
Review tender documentation, drawings, specifications, and conditions of contract.
Develop detailed quantity take-offs, cost breakdowns, and pricing schedules.
Solicit and evaluate subcontractor and supplier quotations to ensure competitiveness and
compliance.
Identify risks, opportunities, and value-engineering options in the tender process.
Prepare tender submissions, including methodology, schedules, and supporting
documentation.
Liaise with clients, consultants, and internal stakeholders throughout the tender process.
Assist with bid presentations, clarifications, and post-tender negotiations.
Maintain and update cost databases, unit rates, and historical pricing records.
Follow up of job bids with GC’s / Development team.
Stay current with market trends, materials costs, and construction methodologies.
Qualifications and Experience:
Minimum 5 years of experience in civil estimating, preferably with a building contracting
company.
Strong understanding of building construction methods, materials, and cost structures.
Proven experience with building preconstruction / procurement
Proficient in estimating software (e.g., Autodesk, Bluebeam, Procore, etc).
Strong analytical, numerical, and problem-solving skills.
Excellent written and verbal communication abilities.
High attention to detail and accuracy under tight deadlines.
