Job Title: Maintenance Technician-Pompano
Job Purpose
Under the direction of the Maintenance Supervisor and Community Manager, the Maintenance Technician is responsible for executing general maintenance and repair duties throughout the community. This includes upkeep of grounds, facilities, HVAC systems, plumbing, electrical systems, and unit refurbishments. The technician will also handle service requests and contribute to overall property cleanliness and safety.
Essential Responsibilities
- Respond promptly and courteously to all resident service requests.
- Prepare and maintain vacant units in accordance with turnover schedules.
- Maintain a sufficient inventory of tools, parts, and maintenance supplies.
- Implement and manage preventative maintenance programs.
- Support a safe work environment by adhering to safety protocols and assisting in hazard mitigation.
- Keep maintenance workshops and storage areas organized, clean, and secure.
- Perform repairs on heating systems including coils, fans, blowers, and related controls.
- Carry out basic carpentry tasks and general repairs.
- Regularly dispose of litter and debris from hallways and property grounds.
- Clean hallways, walkways, common areas, and entry points daily.
- Replace light bulbs as necessary throughout the property.
- Oversee the upkeep of pool areas in compliance with safety standards.
- Inspect and maintain emergency equipment; replace batteries as needed.
- Ensure window screens in common areas are properly installed and secure.
- Perform routine plumbing maintenance and repairs.
- Inspect and maintain cleanliness and security of all storage areas daily.
- Repair or replace electrical motors, controls, and auxiliary systems.
- Maintain and service central A/C systems including cooling towers, fans, pumps, and controls.
- If properly licensed, repair or replace A/C compressors.
- Maintain and service in-unit appliances.
- Adhere to all local, state, and federal regulations regarding hazardous waste and chemical handling.
- Maintain and repair electrical panels and lighting systems throughout the property.
- Promptly report hazardous maintenance conditions to supervisors.
- Perform other tasks as assigned by the Property Manager, Maintenance Supervisor, or District Manager.

Minimum Qualifications
Education:
- High school diploma or GED required.
- Minimum of two years of relevant experience or technical training.
Certifications & Licenses:
- U.S. EPA Universal Certification for Stationary Air Conditioning and Refrigeration.
- Florida Pool Operator’s License (or as required by local/state jurisdiction).
Experience:
- Demonstrated experience in property maintenance or a closely related field.
- Competency in interacting respectfully with residents from diverse backgrounds.
- Proven ability to promote and adhere to workplace safety standards.
- Hands-on experience in carpentry, plumbing, electrical work, painting, and HVAC systems.
- Willingness to support janitorial, gardening, and general custodial duties as needed.
- Ability to support and assist supervisory staff as required.
Working Conditions
- Ability to regularly sit, stand, walk, reach overhead, grasp with hands, and perform fine motor tasks.
- Occasional need to bend, crouch, and lift or carry objects up to 25 lbs.
- Must possess good vision at both close and long range, with the ability to adjust focus.
