- Salary: $67,000–$75,000 annually (DOE)

About the Role
We're looking for an experienced Property Manager to take ownership of a mixed multifamily and single-family portfolio of 280-300 doors across the Portland metro area. This is a hands-on role for someone who is operationally sharp, communicates well with owners and residents, and works effectively as part of a collaborative team.
You'll be supported by an Assistant Property Manager, Field Agent, and Maintenance Coordinator — which means your focus can stay on portfolio performance, owner relationships, and making sure the operation runs smoothly.
Hybrid schedule available after successful onboarding; initial training period is primarily in-office.
After-Hours: Team members participate in a rotating on-call schedule for emergency maintenance needs — approximately one week every two months, shared evenly across the team.
What You'll Do
Portfolio & Operations
- Oversee day-to-day management of a 279-door mixed portfolio
- Maintain occupancy targets (95% goal)
- Manage rent collection and delinquency processes
- Review rental rates and approve concessions
- Oversee vendor invoices, turnover workflow, and make-ready scheduling
- Conduct pre- and post-move-out inspections
- Ensure compliance with Oregon landlord-tenant law and Fair Housing requirements
Owner Communication
- Serve as the primary point of contact for property owners
- Provide clear, professional updates and reporting
- Proactively flag issues, risks, and opportunities with recommended solutions
Financial Oversight
- Review monthly financial statements and identify variances
- Support budget preparation and monitoring
- Partner with accounting on accurate financial reporting
Resident Experience
- Handle escalated resident issues professionally and promptly
- Follow up on completed work orders for quality assurance
- Build positive resident relationships to reduce turnover
Team Collaboration
- Work closely with your support team to set priorities and maintain standards
- Provide direction, coaching, and accountability
- Align the team around operational and performance goals
Administrative
- Maintain organized, accurate records in AppFolio
- Complete weekly, monthly, quarterly, and year-end reporting
- Coordinate with legal counsel and attend court hearings when required
What We're Looking For
- Authorization to work in the United States
- High School Diploma or equivalent
- 2+ years of multifamily property management experience (single family a plus)
- 1+ years of experience leading or directing a team
- Comfortable reviewing financial statements and communicating performance to owners
- Experience managing multiple properties simultaneously
- AppFolio experience preferred
- Familiarity with Oregon landlord-tenant law
- Personal vehicle, valid driver's license, and proof of insurance
- Bilingual in English and Spanish is a plus
Work Environment
