Turn operational details into better outcomes for real people
At GnG Vacation, we believe a well-run rental property creates value on every side: owners gain clarity and confidence, guests and residents receive a dependable experience, and local teams can do their best work through clear systems.
We operate across short-term vacation rentals, mid-term furnished stays, long-term rentals, multifamily portfolios, and other real estate assets. Our work connects strategy, technology, and hands-on execution—from property onboarding, positioning, and pricing to guest and resident communication, cleaning, maintenance, leasing, and owner reporting.
This internship sits where data meets the physical world. You will not analyze numbers in isolation. You will study what is happening across properties, investigate why it is happening, and help turn that insight into a clearer process, a faster resolution, or a better-performing property.
What You’ll Do
- Collect, organize, clean, and validate property and operational data from spreadsheets, property-management systems, work-order records, vendor reports, and internal tools.
- Help build and maintain weekly and monthly dashboards that give the team a clear view of property performance.
- Support analysis of relevant operating metrics, such as occupancy, revenue, vacancy and turn time, leasing activity, response and resolution time, maintenance trends, cleaning quality, guest or resident feedback, and operating expenses.
- Investigate unusual results or recurring issues, identify likely root causes, and summarize practical recommendations for the team.
- Assist with property onboarding and readiness reviews by checking property information, amenities, access instructions, listing details, required documents, vendor assignments, and operational checklists.
- Track maintenance, cleaning, inspection, and vendor activity; flag overdue items, repeated issues, incomplete records, or breakdowns between teams.
- Map current workflows and help improve standard operating procedures, reporting consistency, and handoffs between operations, guest services, leasing, maintenance, cleaning, owner relations, and accounting.
- Conduct market, competitor, rental, and regulatory research and turn findings into concise, usable summaries.
- Support special analytical and process-improvement projects for management.
- Present findings clearly through spreadsheets, charts, written summaries, and short team discussions.
- Handle owner, guest, resident, property, and financial information with care and confidentiality.
What You’ll Learn
- How short-term, mid-term, and long-term rental operations differ—and how the right operating model changes by property and market.
- How property performance is measured beyond a single revenue number.
- How to turn incomplete or messy operating data into a reliable business view.
- How pricing, occupancy, leasing, maintenance, turnovers, guest experience, and owner reporting affect one another.
- How to distinguish a symptom from a root cause and recommend an operationally realistic solution.
- How cross-functional property-management teams coordinate work at scale.
- How to take a defined analysis or process-improvement project from question to recommendation.
Who We’re Looking For
- Currently pursuing or recently completed coursework in Business Analytics, Operations, Real Estate, Hospitality, Finance, Economics, Statistics, Data Analytics, or a related field—or able to demonstrate comparable project experience.
- Comfortable using Microsoft Excel or Google Sheets for formulas, filtering, sorting, data cleanup, charts, and basic analysis.
- Strong attention to detail and a habit of checking whether information is accurate and complete.
- Able to explain findings clearly in writing and conversation.
- Curious, organized, dependable, and willing to ask thoughtful questions.
- Comfortable managing multiple priorities and following through on details.
- Interested in real estate, hospitality, property management, or operations.
- Able to connect numbers with the people, properties, and processes behind them.
Helpful, but Not Required
- Experience with pivot tables, XLOOKUP/VLOOKUP, dashboards, SQL, Power BI, Tableau, or similar tools.
- Exposure to property-management, reservation, CRM, accounting, or work-order systems.
- Experience in hospitality, real estate, leasing, customer service, maintenance coordination, or operations.
- Academic, personal, or internship projects involving data analysis or process improvement.
Prior property-management experience is not required. We care more about how you think, how carefully you work, and whether you can turn information into useful action.
What Success Looks Like
- Your reports are accurate, understandable, and delivered on time.
- You identify issues early instead of waiting for them to become emergencies.
- You go beyond presenting a table and explain what the information may mean.
- Your recommendations account for real operational constraints.
- You communicate proactively and leave projects more organized than you found them.
- Over time, you take greater ownership of analysis and improvement projects.
Why GnG Vacation
A property should not simply be listed—it should be operated thoughtfully. GnG Vacation brings listing, pricing, communication, cleaning, maintenance, leasing, and reporting into one connected operating system. We help owners choose the rental strategy that fits their property and goals, then execute that strategy with discipline and transparency.
For an intern, this means exposure to real assets, real operating decisions, and work that can directly improve an owner’s investment and a guest’s or resident’s experience.
