Bayshore Properties is seeking an experienced, results driven Bilingual Floating Property Manager to join the team and float between several of our Chicagoland properties in Elk Grove, Schaumburg, Mount Prospect, Arlington Heights and Des Plaines. The Floating Property Manager will at times be placed at specific properties for a significant amount of time, acting as Property Manager.
This is a key role responsible for supporting our Property Managers during times of leaves, absences and high volume. Our Property Managers are responsible for driving occupancy, maximizing resident satisfaction, leading the on-site team, and ensuring efficient property operations in alignment with company policies and procedures. The ideal candidate is an ambitious, dedicated, and solutions-oriented - someone who leads by example, effectively manages a team, and delivers exceptional service. Strong leadership, customer service, and supervisory skills are essential for success in this role. A willingness and the ability to learn the cultures of each property to be an effective stand in when needed is essential.
This is a full time, salaried position with typical hours Monday through Friday, 9am to 6pm but critical to be at any of the communities within 30 minutes in the event of an emergency in the absence of the primary Property Manager.
Primary Job Responsibilities:
Our Floating Property Manager will support our Property Managers with the following responsibilities as needed.
- Oversee and manage the daily operations at the apartment community including accounts receivable, resident relations, leasing and maintenance
- Manage the payroll process and control overtime
- Manage, mentor and motivate leasing and maintenance staff
- Review and approve resident applications
- Perform weekly property inspections to ensure maintenance standards are being met. Assess and correct all safety and liability situations that are discovered during inspections.
- Ensure all marketing activity and follow-ups are completed as required
- Oversee and assist with delinquency and eviction process as needed
- Ensure all processes are updated and managed daily in the property management software
- Manage vendor relationships - selection, coordination, and performance oversight.
- Review apartment pricing daily
- Accomplish financial goals and report monthly on financial performance; create and maintain the community budget
- Implement and enforce employee and resident policies and procedures as necessary
- Other duties or projects as assigned
Qualifications and Experience:
- Bachelors Degree in related field is preferred.
- Proven work experience in the apartment industry managing 300 units or more.
- Fully understand apartment property management, including its operational and financial details.
- Strong leadership, communication, and organizational skills.
- Strong understanding of marketing and basic accounting principles.
- High level of initiative and accountability.
- Ability to handle multiple priorities and meet deadlines.
- Highly proficient with Microsoft Office Suite (Word, Excel, Outlook).
- Experience with property management software is required; familiarity with Entrata is a plus.
- Valid driver’s license and insurance with reliable transportation
