The Title Abstractor will perform title research in various county courthouse offices and/or remotely from their home office or one of Penn-York’s regional offices to determine current oil, gas, mineral surface ownership and encumbrances on designated parcels. Finalized Title Abstracts will comply with client scope and Penn-York title search standards.
Penn-York has ongoing projects throughout Northern and Central Pennsylvania so we are interested in speaking with candidates from the areas of Erie, PA eastward to the Montrose or Wilkes-Barre areas.
Responsibilities
· Ability to efficiently compile 170-year (+/-) surface, oil, gas, mineral and/or timber abstracts of title per client scope of search.
· Conduct comprehensive searches of the record documents pertaining to a specific tract or parcel of land to identify all parties with ownership interests in and to the surface estate, oil, gas and/or mineral estate, leasehold estate(s), and to determine other encumbrances, such as rights of way, easements, liens, judgments, mortgages, deeds of trust, and other similar record documents.
· Interpret and effectively deed plot legal descriptions, compile chain(s) of title, identify potential clouds and/or gaps in the chain(s) of fee or leasehold title
· Analyze legal documents including oil and gas leases, drilling permits, division orders, and royalty agreements to ensure compliance with regulations and identify any potential legal issues
· Evaluate available property maps compared with legal descriptions and deed plots of said descriptions to verify that all pertinent chains of title have been examined
· Deliver the completed title materials in the format(s) specific to the scope and standards and in the required formats (i.e…, Bookmarked Abstract PDF, excel runsheet and ownership report, and flow charts, when requested, copies of greenbriar graphics net deed plotter files, a PDF of your adverse (search) notes, etc. Specific formats, templates and scope of search will be provided to the Title Abstractor for each unique Title Project. Submit said products for review via Penn-York’s preferred method of delivery
· Remain current on state and federal regulations related to oil and gas title ownership to ensure compliance with relevant laws
· Maintain personal, reliable transportation and carry necessary insurance in compliance with state and federal laws
Be local to the general project area and able to travel to county courthouses necessary for the contract
Skills
· Strong understanding of property law, mineral rights, legal descriptions, and real estate contracts
· Knowledge of Ohio Oil and Gas Law and the Dormant Mineral Act and Marketable Title Act, preferred
· Must be proficient in Microsoft Word, Excel, Adobe Acrobat Pro or DC or Power PDF, Greenbriar Graphics Net Deed Plotter software
· Able to meet client-set deadlines
· Ability to work independently and as part of a team
Other
- Membership in the AAPL or a local chapter (i.e... MLBC) of the same is preferred.
