Job Summary
The Maintenance Lead is responsible for overseeing the day-to-day maintenance operations of the community, ensuring all work orders, preventive maintenance, and apartment turns are completed safely, efficiently, and to company standards. This role provides leadership to the maintenance team by coordinating schedules, assigning daily tasks, monitoring property appearance, and maintaining strong vendor relationships. The Maintenance Lead is committed to delivering excellent resident service while preserving the property's overall condition and value.
Key Responsibilities
- Supervise daily maintenance operations and ensure timely completion of resident work orders.
- Assign, monitor, and prioritize maintenance requests to ensure efficient workflow and resident satisfaction.
- Develop and manage schedules for Make Ready and Grounds Technician to maximize productivity and meet occupancy goals.
- Oversee apartment make-ready process, ensuring units are completed on time and meet quality standards for new move-ins.
- Conduct regular inspections of buildings, common areas, grounds, and amenities to identify maintenance needs.
- Coordinate with outside vendors and contractors by scheduling services, requesting estimates, and ensuring quality work is completed.
- Maintain organized records of work orders, preventive maintenance, vendor services, and inventory.
- Ensure compliance with company policies, safety regulations, and local building codes.
- Assist with HVAC, plumbing, electrical, appliance, and general maintenance repairs as needed.
- Respond to emergency maintenance calls and participate in the on-call rotation.
- Monitor inventory levels and order maintenance supplies while controlling costs.
- Foster a clean, safe, and well-maintained community environment through proactive maintenance planning.
- Train, mentor, and support maintenance staff while promoting teamwork, accountability, and high performance.
Qualifications
- Previous experience in apartment maintenance, with supervisory or lead experience preferred.
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, and general building maintenance.
- Excellent organizational, communication, and leadership skills.
- Ability to prioritize multiple tasks in a fast-paced environment.
- Experience managing vendors and coordinating maintenance schedules.
- EPA Certification required; HVAC certification is a plus.
- Valid driver's license and reliable transportation.
- Ability to lift up to 50 pounds and work indoors and outdoors in varying weather conditions.

Pay: $25.00 - $35.00 per hour
