Managing a portfolio of retail, multi-family, office, industrial, and mixed-use properties for clients
Working with clients to implement a strategy to stabilize occupancy, add value, generate cash flow or position properties for successful disposition
Providing effective turnaround and receivership services for clients
Showing properties to prospective tenants, explaining lease terms and providing information about the local area
Negotiating leases and/or renewals with tenants
Managing tenant compliance and performing lease audits and occupancy verifications
Collecting monthly rents, assessments and security deposits
Coordinating general maintenance, repairs, and construction with contractors and engineers
Preparing monthly financial reports and ensuring sound financial performance
Accomplishes financial objectives by collecting rents; approving property bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
Addressing and resolving resident complaints and concerns and maintaining good overall tenant relations
Enforces occupancy policies and procedures by confronting violators
College degree required
2-5 years of previous property management experience
Real estate license or willing to obtain within 6 months of employment
Understanding of financials and financial statements
Computer proficiency including MS Office products (Word, Excel, etc.)
Maintenance knowledge a plus
Ability to lift 25 pounds on a regular basis and up to 40 pounds on an occasional basis
Ability to bend, stoop, lift and climb stairs
