Real Property Management Blue Chip Valor is looking for an experienced, dependable Maintenance Technician to join our team.
We manage more than 170 residential rental units throughout the Greater Cincinnati area. We need someone who is good with their hands, enjoys solving problems, works well with residents, and takes pride in getting maintenance issues resolved correctly and efficiently.
This is a hands-on maintenance position. Most of your day will be spent traveling between our rental properties and completing maintenance and repair work.
More Than Just Fixing Things
Being able to make repairs is important, but we're looking for more than a handyman.
Our Maintenance Technician is an important part of our property management team. You will be expected to:
- Provide excellent customer service and communicate professionally with residents.
- Use our work order management system every day to receive assignments, update job status, document work performed, upload photos, and close completed work orders.
- Take ownership of assigned work orders and follow them through to completion.
- Troubleshoot problems and determine the best way to solve them.
- Communicate with the property manager when additional work, materials, or outside contractors are needed.
- Manage your daily schedule and travel between properties efficiently.
- Look for ways to improve our maintenance processes and make our operation more efficient.
- Complete repairs correctly the first time whenever possible.
- Keep accurate records of the work performed and materials used.
- Keep work areas clean and treat our residents and their homes with respect.
What You'll Do
Our properties require a wide variety of residential maintenance and repair work. Your responsibilities will include:
- Light plumbing, including faucet and toilet replacement and other common plumbing repairs
- Light electrical work, including replacing switches, outlets and light fixtures and installing ceiling fans
- Interior painting and touch-up work
- Drywall repair and patching
- Interior and exterior door repair and replacement
- LVP flooring repair and replacement
- Household appliance installation
- Gas and electric water heater installation and replacement
- General carpentry and handyman repairs
- Troubleshooting residential maintenance problems
- Completing maintenance and repairs during rental property turnovers
- Identifying when repairs require an outside contractor or specialized trade
- Other general residential property maintenance as needed
What We're Looking For
We are looking for someone who can walk into a property, listen to the resident's concern, troubleshoot the problem, and figure out the best way to fix it.
Just as importantly, we want someone who knows when to ask the property manager for help rather than allowing a job to stall or attempting a repair that requires additional expertise.
You should have:
- 3+ years of residential maintenance, handyman, remodeling, or similar experience preferred
- Strong general handyman and troubleshooting skills
- Experience with plumbing, light electrical, drywall, painting, flooring, doors, appliances, water heaters, and general home repairs
- Good customer service and communication skills
- Ability to work independently and make good decisions in the field
- Ability and willingness to use a smartphone and work order management technology throughout the day
- Good organizational and time-management skills
- Attention to quality and detail
- A valid driver's license
- A dependable work history
- Reliable transportation to travel to multiple job sites throughout the day
- Your own supply of tools necessary to perform general residential maintenance and repairs

A successful Maintenance Technician doesn't just make repairs. They communicate with residents, troubleshoot problems, keep their work orders updated, use their time efficiently, ask for help when needed, and make sure jobs don't fall through the cracks.

Compensation
- $22–$28 per hour, depending on experience
