Building Services of America is seeking an experienced Chief Building Engineer to oversee the maintenance and daily operations of a high-rise residential condominium association.
This position requires a hands-on leader responsible for maintaining building systems, supervising maintenance personnel, coordinating preventive maintenance, and ensuring the property remains safe, clean, and fully operational.
The Chief Building Engineer serves as the technical leader for the maintenance department and works closely with the Community Association Manager to deliver exceptional service to residents while protecting the Association's assets.
This position requires the successful candidate to reside on-site.
Reports To: Community Association Manager
Primary ResponsibilitiesBuilding Operations
- Maintain the building's mechanical, electrical, plumbing, and HVAC systems.
- Monitor building automation and computerized control systems.
- Perform preventative maintenance on all common area equipment.
- Maintain boilers, pumps, domestic water systems, and other mechanical equipment.
- Monitor chemical treatment programs for heating and cooling systems.
- Perform routine inspections of all building systems.
- Respond promptly to emergency maintenance situations.
Maintenance & Repairs
- Perform plumbing, electrical, carpentry, painting, drywall, and general maintenance repairs.
- Repair and replace locks, door hardware, and common area equipment.
- Perform drain cleaning and plumbing repairs.
- Troubleshoot electrical issues within residential units and common areas.
- Coordinate repairs requiring outside contractors.
- Assist with unit maintenance requests as assigned.
Staff Leadership
- Supervise, schedule, train, and evaluate maintenance personnel.
- Assign daily work orders and preventative maintenance tasks.
- Ensure work is completed safely and efficiently.
- Provide ongoing coaching and technical training.
- Maintain productivity and quality standards.
Grounds & Common Areas
- Ensure all common areas remain clean, safe, and properly maintained.
- Oversee janitorial standards.
- Inspect recreational amenities and grounds.
- Coordinate snow removal and seasonal maintenance.
- Assist with refuse and recycling operations.
Administrative Responsibilities
- Maintain maintenance logs and equipment records.
- Utilize Microsoft Office and computerized maintenance management systems.
- Prepare reports regarding maintenance activities.
- Maintain inventory of maintenance supplies and equipment.
- Assist in preparing annual maintenance budgets.
- Coordinate vendor scheduling and contractor oversight.
QualificationsRequired Experience
- Minimum 5 years of building maintenance experience in:
- High-rise residential condominiums
- Apartment communities
- Commercial office buildings
- Healthcare facilities
- Institutional facilities
- Previous supervisory experience preferred.
Required Knowledge & Skills
Candidates should possess knowledge of:
- HVAC systems
- Boiler operations
- Closed-loop chemical treatment
- Plumbing systems
- Electrical systems
- Lock repair and replacement
- Carpentry
- General building maintenance
- Preventative maintenance programs
- Building automation systems

Must be proficient with:

Physical Requirements
The successful candidate must be able to:
- Lift up to 100 pounds
- Move fully loaded one-yard refuse containers (approximately 600 pounds using proper equipment)
- Climb ladders
- Work overhead and at floor level
- Stand and walk for extended periods
- Work indoors and outdoors in varying weather conditions
- Respond to emergency situations outside of normal working hours
Certifications
Candidates must obtain or possess:
- Building Repairer's Journeyman Card (SEIU Local 1 Class C Training)
- Fire Safety Director Certification (City of Chicago)
- Any additional certifications required by city, state, or local regulations
Continuing education through SEIU Local 1 is required.

Candidates must successfully complete Building Services of America's maintenance competency examination prior to placement.
Union Information
This is a SEIU Local 1 position.
Full-time employees must become members of SEIU Local 1 after the 31st day of employment in accordance with the applicable collective bargaining agreement.
