Job Duties
Property Maintenance and Repairs
- Perform routine maintenance tasks, including painting, plumbing, electrical, HVAC, and carpentry, across various properties.
- Troubleshoot and address repair needs efficiently, escalating complex issues as necessary.
- Conduct make-ready tasks prior to completion, following the company's detailed checklist.
- Ensure properties are clean and well-maintained by performing groundskeeping duties such as trash removal.
- Inspect and repair drywall, caulking, and sealing as needed around windows, sinks, toilets, bathtubs, and showers.
Work Order Management
- Complete assigned work orders promptly, ensuring high-quality results.
- Accurately document all maintenance activities and update the systems with detailed notes on work completed.
On-Call Responsibilities
- Serve as part of a rotational on-call team, providing 24-hour availability for emergency maintenance requests during assigned periods.
- Respond promptly to urgent maintenance issues to ensure safety and minimize property damage.
Collaboration and Team Support
- Assist other technicians and property teams in larger renovation or maintenance projects as required.
- Support cost-efficiency initiatives by repairing rather than replacing items when possible and managing material and supply usage responsibly.
Expectations
- Response Efficiency: Complete all assigned work orders within the company's established timeframes, maintaining high-quality standards while minimizing disruption to tenants and clients.
- Property Condition Standards: Ensure all properties meet the company's readiness and maintenance quality benchmarks, with a target of zero unaddressed inspection deficiencies.
- On-Call Responsiveness: Respond to 100% of on-call field requests during assigned shifts within the required response window, prioritizing safety and effective resolution.
Requirements & Qualifications
Basic Requirements
- High school diploma or equivalent (GED acceptable).
- Minimum of 1 year hands-on experience in property maintenance or similar field.
- Valid driver's license and reliable transportation.
- Ability to communicate effectively with residents and team members.
- Basic understanding of maintenance systems and building components.
- Self-motivated with ability to work independently.
- Willing to respond to emergency maintenance issues when on-call.
- Must be able to work a flexible schedule, including weekends as needed.
- Ability to travel between multiple properties within the region.
Preferred Qualifications (not required but beneficial)
- EPA Certification.
- Experience troubleshooting or installing HVAC systems.
- Experience with Property Management software such as Yardi, Appfolio, or Buildium.
