DUTIES AND RESPONSIBILITIES
Important responsibilities and duties may include, but are not limited to, the following:
- Conduct field inspections of landscaped areas; evaluate field conditions and problems; communicate and authorize repairs as required.
- Coordinate, evaluate, and interpret the specifications, landscape, and fuel modification plans codes, procedures controlling landscape maintenance contracts, and the work of contractors.
- Coordinate with contractors, outside agencies, and the property management personnel; interpret and explain policies, requirements, and restrictions for the landscape.
- Prepare letters, memoranda, punch lists, landscape scorecards, e-mails, and other written correspondence relative to landscape maintenance.
- Facilitate weekly and bi-monthly meetings with contractors and property management groups to discuss schedules, budgets, problems, and progress of contracted services.
- Prepare and maintain records and reports related to landscape maintenance activities and performance.
- Direct and set priorities for ongoing maintenance contracts.
- Investigate and respond to homeowner concerns, complaints, and inquiries regarding the maintenance of landscaped areas.
- Inspect and document water quality retention basin conditions; develop and communicate results.
- Participate in weekly meetings with community homeowners and community managers relating to landscaper contractor performance.
- Acquire, interpret, communicate, develop and execute plans from soil and or plant tissue samples to improve the landscape.
- Identify, record and communicate plant and tree replacement for warranty replacement purposes from builder or developer.
- Create and/or develop maintenance files for tracking in Excel and Google Sheets.
- Develop and document landscape scorecards to rate the performance of contractors on a weekly and quarterly basis.
- Attend and participate in association general session and executive board meetings
- Create data points for mapping tree inventories.
QUALIFICATIONS
Knowledge of:
- Principles and procedures of contract administration in homeowners’ associations, environmental, landscaped common areas, medians, slopes, fuel modification areas, greenbelts, and other landscape areas.
- Pertinent federal, state, and local policies, codes, laws, and regulations affecting landscape maintenance and construction.
- Principles and practices of horticulture, landscaping, arboriculture, urban forestry, soil management, irrigation and water management, soil characteristics, application and uses of various pesticides, and landscape and irrigation design.
- Terminology, methods, practices, materials, and techniques related to landscape construction and landscape maintenance.
- Office methods, procedures, and computer equipment and databases.
- Principles and procedures of record-keeping and reporting.
- Safe work practices.
Ability to:
- Apply administrative and technical knowledge to assure compliance with landscape contracts.
- Apply administrative and technical knowledge to assure compliance with landscape pesticide application.
- Follow proper inspection techniques to create punch lists and scorecards relating to landscape maintenance performance.
- Respond to requests and inquiries from the homeowners.
- Operate computers, tablets, and other technical equipment to access information.
QUALIFICATIONS (continued)
Knowledge of:
- Read and interpret landscape plans and specifications.
- Diagnose and assess horticulture problems and recommend an effective course of action.
- Communicate clearly and concisely, both orally and in writing.
- Establish and maintain cooperative working relationships.
- Work independently without supervision.
EXPERIENCE AND TRAINING:
Any combination of experience and training that would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the knowledge and abilities would be:
A minimum of five (5) years of responsible landscape maintenance and construction experience in irrigation management, homeowner association maintenance, retail nursery management, fuel modification, and other landscape areas.
Equivalent to the completion of the twelfth (12) grade supplemented by two years of an accredited college or university courses in contract management and administration, horticulture practices, construction technology, or a closely related field. Bachelor’s degree preferred.
LICENCES
Possession of a valid California Driver's License and an acceptable driving record. Possession of or ability to obtain within six (6) months, a Certified Arborist Certificate from the International Society of Arboriculture.

Work is performed mostly in field settings. Considerable outdoor work is required in the inspection of various landscapes, slopes, facilities, medians, greenbelts, sports parks, basins, and construction sites. Hand-eye coordination is necessary to operate testing instruments, computers, and various pieces of office equipment.
While performing the duties of this job, the employee is occasionally required to stand and walk; use hands to finger, handle, feel, or operate objects, tools, or controls; and reach with hands and arms. The employee is occasionally required to sit; climb, balance, stoop, kneel, crouch, crawl, talk, and hear.
