Overview
We are seeking a dedicated HVAC Maintenance Technician with a valid US driver’s license to join our team. This role is essential in maintaining, repairing, and troubleshooting a wide range of mechanical and HVAC systems across various properties. The ideal candidate will possess strong technical skills, including construction experience, service technician expertise, and proficiency with schematics and HVAC design. Key responsibilities include performing routine maintenance, diagnosing system issues, repairing HVAC and refrigeration equipment, and supporting property maintenance operations. The technician will also be responsible for adhering to safety standards, including EPA regulations for refrigerants, and utilizing diagnostic tools such as ohmmeters and welding equipment. A comprehensive understanding of plumbing, electrical diagnostics, building automation systems, and ammonia refrigeration is highly desirable to ensure effective system repairs and ongoing property functionality.
Duties
- Conduct regular inspections and preventive maintenance on HVAC systems, refrigeration units, boilers, and mechanical systems to ensure operational efficiency.
- Diagnose electrical faults using schematics and electrical diagnostics tools; perform repairs or replacements as needed.
- Repair and maintain plumbing systems, air conditioning units, and mechanical components across multiple properties.
- Utilize technical manuals, schematics, and HVAC design documents to troubleshoot complex issues accurately.
- Perform equipment repairs involving welding, electrical work, or mechanical adjustments; ensure all work complies with safety standards.
- Support building automation systems (BAS) for efficient climate control and energy management.
- Handle refrigerant charging, recovery (including ammonia refrigeration), and ensure compliance with EPA regulations.
- Use diagnostic instruments such as ohmmeters to identify electrical faults; perform calibration and testing procedures.
- Assist in the installation of new HVAC equipment or upgrades; interpret schematics for proper setup.
- Maintain detailed service records; document repairs, parts used, and system performance.
- Respond promptly to field service requests; prioritize safety and customer satisfaction in all interactions.
Experience
- Proven construction experience combined with service technician background in HVAC or related fields.
- Strong mechanical knowledge including repair of mechanical systems such as boilers or pumps.
- Experience working with HVAC/R (Heating, Ventilation, Air Conditioning / Refrigeration) systems in commercial or residential settings.
- Familiarity with building automation systems (BAS), electrical diagnostics, plumbing repairs, and appliance maintenance.
- Knowledge of schematics interpretation for electrical wiring, HVAC design plans, and mechanical layouts.
- Hands-on experience with ammonia refrigeration systems is a plus.
- Ability to operate diagnostic tools such as ohmmeters; skilled in equipment repair including welding techniques.
- EPA certification for refrigerant handling is required or obtainable upon hire.
- Prior experience in property maintenance or field service roles is preferred.
- Valid <PERSON> driver’s license with a clean driving record to facilitate local travel between sites.
