Position Summary
Heartwood is seeking an experienced Maintenance Manager to lead our growing field maintenance team serving a portfolio of vacation rental properties.
This is a working manager position responsible for leading technicians, improving maintenance operations, ensuring high-quality repairs, and supporting the team in the field when necessary. The Maintenance Manager will oversee scheduling, training, quality control, inventory, vendor relationships, and preventative maintenance while helping resolve complex repairs and escalated maintenance issues.
Responsibilities
Team Leadership
- Lead, coach, and develop the maintenance team.
- Conduct regular one-on-one meetings and performance reviews.
- Hire, train, and onboard maintenance technicians.
- Build schedules and ensure proper coverage.
- Foster a culture of accountability, safety, and professionalism.
Field Operations
- Support technicians with difficult repairs and troubleshooting.
- Perform maintenance work as needed during periods of high demand.
- Ensure repairs are completed efficiently and to Heartwood standards.
- Conduct quality control inspections.
- Ensure technicians have the tools and resources needed to succeed.
Maintenance Operations
- Oversee preventative maintenance programs.
- Manage work queues and technician workloads.
- Improve maintenance processes and workflows.
- Ensure timely completion of maintenance requests.
- Coordinate with vendors and specialty contractors.
Vendor Management
- Build and maintain relationships with trusted vendors.
- Review vendor performance.
- Assist in negotiating pricing and service agreements.
- Ensure vendors meet response time expectations.
Inventory & Equipment
- Manage maintenance inventory.
- Maintain company vehicles, tools, and equipment.
- Recommend purchases and capital improvements.
- Ensure technicians maintain organized vehicles and workspaces.
Collaboration
- Partner with Guest Experience to prioritize guest-impacting issues.
- Coordinate with Owner Services on larger repairs and capital improvements.
- Support Field Operations leadership in achieving operational goals.
Qualifications
- 5+ years of residential maintenance experience.
- 2+ years of leadership or supervisory experience preferred.
- Strong knowledge general home maintenance.
- Intermediate knowledge of HVAC, plumbing, electrical, appliance repair, drywall, and carpentry.
- Excellent troubleshooting and problem-solving skills.
- Strong organizational and communication abilities.
- Valid driver's license with a clean driving record.

Pay: $50,000.00 - $60,000.00 per year
