PRINCIPAL PURPOSE OF JOB
Maintenance Technicians are expected to work in a professional manner with all Westwinds coworkers and customers; to problem solve in a timely and cost-effective manner; and successfully maintain properties owned and managed by Westwinds. Maintenance Technicians are part of the Westwinds customer service network and are expected to address questions and concerns of tenants, owners, and management. Maintenance Technicians are expected to always follow Westwinds safety protocols.
WORK ENVIRONMENT
Most of the work is performed on various job sites with occasional interruptions and with the need to deal with a great diversity of people. Some of the work is performed in the office, e.g., daily/safety meetings, training demos, paperwork, reviews etc. Work is performed 8:30 AM to 5:00 PM Monday through Friday with the occasional need to work outside of typical business hours and be on-call as scheduled.

Skills and Abilities
- Must possess advanced ability to troubleshoot and repair problems with HVAC and mechanical systems.
Administrative
- Clock in & out of work orders properly and demonstrate ability to adequately use maintenance software. Maintenance Technicians must add job notes and photos prior to completing and moving on to the next work order.
- Order parts and supplies as needed.
- Turn in receipts daily.
- Organize and plan for multiple work orders on a set schedule. (e.g. tools, inventory, additional techs, weather, etc)
- Work closely with Invoicing Specialist and Maintenance Coordinator to ensure timely and accurate invoicing.
- Maintain daily communication with Maintenance Manager, Coordinator, Project Manager and additional technicians as needed.
- Ability to learn and understand managed properties: shut off locations, electrical boxes, elevators, sprinkler systems, street address and names.
- Be on-call to respond to emergency issues as scheduled.
Qualifications and Capabilities
- Minimum of five years experience in repair and maintenance fields.
- Ability to effectively communicate with tenants, owners, vendors and coworkers in a professional and businesslike manner.
- Ability to work in disagreeable conditions, both outside and inside, for extended periods of time.
- Ability to organize workload, set priorities, handle multiple responsibilities, and meet deadlines.
- Ability to take both verbal and written directions.
- Must be available for on-call service for 7-day periods.
- Ability to lift a minimum of 50 pounds overhead routinely.
- Valid driver's license and proof of auto insurance.
- High-school education or equivalent.
- Ability to lead and be part of a team.
- Ability to handle multiple interruptions and adjustments to priorities throughout the day.
- Ability to learn industry-specific software.
- Must be experienced using pressure gauges to check freon levels.
- Must be able to read and diagnose furnace error codes.
- Must be able to replace control boards, capacitors, blower motors, and possess the electrical aptitude to safely operate low voltage equipment (110-240v).
- Replace thermostats and furnace filters.
- Perform preventative maintenance to HVAC equipment (e.g. clean flame rod, condensate line/tray, replace filters, etc).
- Must have ability to install portable AC units in multiple window variations.
- Perform minor carpentry work including door, window, siding replacement.
- Perform minor plumbing work including but not limited to; replacing garbage disposals, faucets, toilets, etc).
- Perform routine and seasonal maintenance work orders as scheduled.
- Meet with staff and vendors on site for property visits, inspections and to provide recommendations for improvements.
- Work with Maintenance Manager to oversee client projects over $1,000 to determine whether work should be performed in-house or through trusted subcontractors. HVAC Technicians must also accurately project labor hours and material costs.
- Assist in the training and onboarding of new Maintenance Technicians. This includes on the job training, work evaluations and reporting back to Maintenance Manager.
- Effective use and knowledge of common and specialized tools to make repairs and perform maintenance duties.
- Assist contract maintenance personnel in major repair or construction projects of a high priority nature to ensure their timely completion.
- Communicate with Maintenance Coordinator for work orders when nearing the individual client repair threshold.
- Identify and communicate maintenance issues to Maintenance Manager or Coordinator that are beyond the scope of scheduled work orders.
- Perform repairs and installations of fixtures and appliances.
- Perform grounds maintenance, picking up trash, junk runs, mowing and shoveling as needed.
- Maintain a clean and safe work environment in all work areas and job sites.
*Bonus pay when on-call and company provided vehicle.
*Candidate must be able to perform successful background check and have valid driver's license.
Job Type: Full-time
Pay: $24.00 - $26.00 per hour
