- Job Type: Full-time
- Schedule: Variable hours and days based on operational needs, including weekends, evenings, holidays, and scheduled overtime to support events held throughout the Design District
- On-Call: Participation in a rotating on-call schedule for emergency maintenance response
- Location: Miami Design District, Miami, FL (on-site)
Key Responsibilities
- Perform general building repairs and preventive maintenance across common areas, parking facilities, and tenant spaces, including drywall, carpentry, painting, lighting, and hardware.
- Conduct routine plumbing repairs such as clearing clogged toilets, sinks, and urinals; repairing leaks; and servicing faucets, water fountains, and related fixtures.
- Perform routine electrical repairs including replacing light bulbs, fluorescent and LED lamps, ballasts, and light fixtures, as well as troubleshooting minor electrical issues within the scope of the role.
- Repair and replace doors, door hardware, knobs, locks, hinges, and closers; patch and finish walls as needed.
- Paint interior and exterior walls, surfaces, and fixtures to maintain the property’s aesthetic standards.
- Support HVAC operations by monitoring systems, replacing filters, and performing first-response troubleshooting; escalate complex issues to specialized vendors as appropriate.
- Operate and learn the property’s Energy Management System (EMS) for HVAC and lighting controls.
- Respond promptly to work orders, tenant requests, and emergency maintenance calls, documenting actions taken and parts used.
- Inspect buildings, equipment, and common areas regularly to identify maintenance needs before they become disruptions.
- Coordinate with outside service providers and vendors when specialized work is required; assist with project oversight and quality checks.
- Support setup, breakdown, and maintenance coverage for Design District events, including evening and weekend activations.
- Maintain tools, equipment, and shop areas in clean and operational condition; track inventory of basic supplies and consumables.
- Follow all safety procedures, OSHA standards, and company policies; use proper personal protective equipment (PPE) at all times.
Required Qualifications
- Minimum of one (1) year of hands-on experience in building maintenance, facilities, or a related skilled trade (commercial or retail environment preferred).
- Demonstrated ability to perform painting, light carpentry, drywall, lighting installation/repair, and basic plumbing tasks.
- Working knowledge of the tools, machinery, and equipment used in general building maintenance.
- Ability to read, write, and communicate effectively in English.
- Basic computer proficiency, including Microsoft Word and work order / CMMS software (such as WorkSpeed or similar).
- Willingness and ability to learn the property’s Energy Management System for HVAC control.
- Ability to lift up to 50 lbs., climb ladders, and stand, walk, kneel, or bend for extended periods.
- Reliable transportation and a valid driver’s license.
Preferred Qualifications
Candidates with formal electrical and/or plumbing experience are strongly preferred but not mandatory. Additional preferred qualifications include:
- Trade school certification or apprenticeship completion in electrical, plumbing, HVAC, or general building maintenance.
- Prior experience working in a luxury retail, mixed-use, hospitality, or Class A commercial property environment.
- Familiarity with EMS/BMS platforms and basic HVAC troubleshooting.
- Bilingual (English/Spanish) communication skills.
- OSHA 10 or OSHA 30 certification.
