Overview
We are seeking a dynamic and highly organized Apartment Maintenance Service Coordinator to oversee and streamline maintenance operations within our residential community. This role is vital in ensuring that all mechanical, electrical, plumbing, HVAC, and facility systems are maintained to the highest standards of safety, efficiency, and reliability. As a key member of our facilities management team, you will coordinate maintenance activities, supervise technicians, and ensure compliance with safety regulations while fostering a proactive approach to property upkeep. Your leadership and technical expertise will directly contribute to creating a safe, comfortable living environment for residents and supporting the overall operational excellence of our community.
Responsibilities
- Manage and oversee the daily operations of the facilities maintenance team, including supervising technicians responsible for mechanical systems repair, HVAC servicing, plumbing system maintenance, electrical troubleshooting, and industrial maintenance tasks.
- Coordinate maintenance schedules using Computerized Maintenance Management Systems (CMMS) to ensure timely completion of work orders and preventive maintenance tasks.
- Supervise repairs involving programmable logic controllers (PLCs), schematics interpretation, high voltage and low voltage electrical systems, and mechanical systems repair.
- Ensure all maintenance activities comply with safety regulations, including proper handling of high voltage and low voltage electrical components, use of ohmmeters for electrical testing, and adherence to industrial safety standards.
- Review technical schematics and mechanical drawings to diagnose issues accurately and develop effective repair strategies.
- Lead engineering troubleshooting efforts for complex facility issues involving HVAC systems, plumbing systems, electrical faults, or mechanical failures.
- Manage projects related to facilities upgrades or repairs by coordinating resources, timelines, and budgets while maintaining high standards of quality.
- Maintain detailed records of maintenance activities, inspections, repairs, and safety compliance using CMMS tools.
- Foster a culture of continuous improvement by training team members on new techniques in mechanical systems repair, electrical troubleshooting, safety procedures, and industry best practices.
Skills
- Proven management experience supervising facilities maintenance teams within residential or industrial environments.
- Strong mechanical knowledge with expertise in HVAC systems repair, plumbing system maintenance, electrical troubleshooting (including high voltage and low voltage), and industrial maintenance practices.
- Familiarity with programmable logic controllers (PLCs), schematics interpretation, ohmmeters, and other diagnostic tools essential for engineering troubleshooting.
- Experience managing facilities management programs using CMMS platforms for work order tracking and preventive maintenance planning.
- Deep understanding of safety regulations related to electrical work, high voltage handling, industrial environments, and general facilities management.
- Excellent project management skills with the ability to coordinate multiple tasks simultaneously while meeting deadlines.
- Effective leadership abilities with supervising experience managing diverse teams in fast-paced settings.
- Strong communication skills in English for clear documentation and team coordination.
- Knowledge of manufacturing processes or industrial environments is a plus for understanding complex mechanical systems.
