Property Manager: Local Applicants Only!
Manage multiple properties, projects, and staff members simultaneously and ensure that work being completed meets Company standards.

- Perform skilled property maintenance projects, within reason and individual experience and comfort level. (Speak up if an assignment is outside of your capabilities and/or experience/comfort level.)
- Ensure all assigned properties are kept at “owner arrival” quality
- Take notes during owner and vendor meetings and communicate these notes to the team, and client.
- Provide general concierge to clients and renters
- Daily scheduling and follow up on inspections, maintenance, landscaping, vendor meetings, and snow removal for yourself and required field techs.
- Perform detailed inspections of all assigned properties as scheduled, and update the schedule when one is missed, or if there is a need to be rescheduled.
- Notify Field Supervisor/Management of any guest/owner comments and complaints in a timely manner
- Compile client punch lists including landscaping and maintenance needs and share these with admin and the client for approval
- Purchase project/property materials upon request and approval
- Relay any damages or extra cleaning hours to Field Supervisor client after each departure. This requires the PM to know the cleaning expectations and confirm they were met prior to cleaners' departure.

- Ensure property security by securing all doors, windows, etc. and arming security panels, monitoring alarm emails and liaising with security companies.
- Submit all Service Requests as you complete them. Service Requests must include details of work completed, applicable photos, inventory supplies used, receipt amounts and photo, and amounts of any materials purchased. This time must be tracked by client and task. All time must be accounted for, including work for the company and/or non-billable time. All time must be recorded and submitted for billing via the SM website daily. - Assist in emergency and security procedures, and response, as directed by Field Supervisor or Owner
- Complete tasks and projects delegated by the Field Supervisor
- Assist other departments as necessary
- Be available to work weekends, evenings and holidays when necessary, and to the end of business hours. Exceptions can be granted with management approval.
- Maintain property hub with all details of your properties, including all templates, staging, code updates, etc.
- If driving a company vehicle, keep the vehicle clean and presentable, ready to transport a client at any time if needed. Be amenable to carpooling. Vehicles are strictly for company use.
Each employee must be able to perform the essential functions of their position. This position requires the ability to repeatedly lift and move approximately 50 lbs. for various landscaping and maintenance projects to 3-4 feet. Occasionally ascend/descend a ladder to service lights and ceiling fans. Constantly positions self to maintain office and heavy equipment. Frequently communicate with other staff, clients, and vendors. Must be able to exchange accurate information in these situations. Must be able to detect errors in physical and digital work and learn technical material. Constantly work in outdoor weather conditions and potentially environments with dust/insects/rodents/pet waste and dander. Employees are expected to make quick decisions, supervise workers, and interpret data.
