Job Description
The Lead Maintenance Technician leads and performs technical and mechanical work to ensure the inside and outside of the physical structures, units, grounds, amenities, and common areas of the property meet Company standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities:
- Ensure completion of all service requests, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Completes the turnover “make-ready” process of vacant apartments and perform any required maintenance creating a “punch” list of maintenance work needed, obtaining needed supplies and materials, completing all maintenance tasks, and re-inspecting completed work.
- Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance shop by tracking inventory used, returning unused items, and notifying management about re-ordering needs.
- Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
- Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
- Conduct ongoing preventative maintenance program in coordination with Management.
- Conduct routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
- Ensure that work orders are completed, and notification is left in apartments after each service is performed.
- Responsible for being on-call/taking emergency calls as needed seven days a week
- Must assist and/or work during onsite events as needed.

Qualifications Desired to be Successful in this Role:
- High school diploma or GED
- Minimum of 2 years of experience as a Maintenance Technician.
- Proficient in plumbing, electrical, HVAC, and appliance repairs.
- Demonstrated ability to manage multiple and complex operational matters daily.
- Results oriented with the ability to balance all business consideration.
- Excellent interpersonal skills and oral presentation skills
- Possess exemplary customer service skills and help retain existing residents through great service.
- Must assist and/or work during onsite events as needed.
- Responsible for being on-call/taking emergency calls as needed seven days a week Has tools and knowledge necessary to complete Maintenance tasks.
- High school diploma or GED
- Valid drivers' license along with good driving record and auto insurance is required.
- Emergencies happen. In order to ensure we are addressing these issues as soon as possible, our Maintenance Technicians must live within 30 minutes of the property.
