Position Summary
The Project Manager is responsible for managing the day-to-day construction of multiple custom homes from pre-construction through homeowner occupancy. The Project Manager serves as the primary field representative for assigned projects and is responsible for delivering an exceptional homeowner experience while ensuring homes are completed safely, on schedule, within budget, and to Mosaic Properties & Homes' quality standards.
Working under the direction of the Senior Project Manager, this position coordinates subcontractors, suppliers, homeowners, inspectors, and internal departments throughout every stage of construction while maintaining clear communication and strong leadership on every jobsite.
Essential Responsibilities
Construction Management
- Manage multiple custom home projects simultaneously from groundbreaking through final homeowner closing.
- Develop and maintain detailed construction schedules.
- Coordinate all field activities to ensure projects remain on schedule.
- Conduct regular jobsite inspections to monitor quality, safety, cleanliness, and production.
- Ensure all work complies with company standards, plans, specifications, and building codes.
- Identify and resolve construction issues before they affect schedule or quality.
- Maintain organized and professional jobsites.
Homeowner Experience
- Serve as the primary point of contact for homeowners during construction.
- Conduct homeowner orientation meetings.
- Perform scheduled homeowner walk-throughs.
- Provide regular project updates and communicate schedule changes.
- Address homeowner concerns promptly and professionally.
- Deliver an exceptional customer experience throughout the building process.
- Coordinate final punch list completion prior to closing.
Scheduling & Coordination
- Schedule and coordinate subcontractors, suppliers, inspections, and municipal agencies.
- Verify materials are delivered according to construction schedules.
- Coordinate with Purchasing, Design, Estimating, Sales, Warranty, and Accounting departments.
- Minimize construction delays through proactive scheduling and communication.
- Monitor project milestones and adjust schedules when necessary.
Budget & Cost Management
- Monitor construction costs and labor productivity.
- Review job costs and identify budget variances.
- Minimize waste and unnecessary expenses.
- Review and document change orders.
- Protect company gross margins through effective project management.
- Communicate financial concerns to the Senior Project Manager.
Quality Assurance
- Inspect all phases of construction for workmanship and compliance.
- Verify all deficiencies are corrected before proceeding to the next construction phase.
- Maintain company quality standards throughout every project.
- Conduct pre-drywall, pre-closing, and final quality inspections.
- Ensure model homes and showcase projects reflect company standards.
Trade Partner Management
- Develop positive working relationships with subcontractors and suppliers.
- Coordinate daily trade activities.
- Monitor subcontractor quality, productivity, and professionalism.
- Hold trade partners accountable for safety, schedule, and workmanship expectations.
- Resolve scheduling conflicts and field issues.
Safety & Compliance
- Promote and enforce OSHA and company safety standards.
- Conduct regular jobsite safety inspections.
- Ensure compliance with all building codes and regulatory requirements.
- Maintain inspection documentation and permit records.
- Immediately address unsafe work conditions.
Administrative Responsibilities
- Maintain complete project documentation within Buildertrend.
- Complete daily logs and construction reports.
- Process inspections and permits.
- Document change orders and homeowner requests.
- Maintain accurate project records and photographs.
- Submit reports required by the Senior Project Manager.
Team Collaboration
- Work closely with the Senior Project Manager to achieve departmental objectives.
- Participate in weekly production meetings.
- Collaborate with internal departments to improve communication and efficiency.
- Assist in implementing company Standard Operating Procedures (SOPs).
- Share best practices and lessons learned with fellow Project Managers.
Leadership Expectations
While this position does not directly supervise employees, the Project Manager is expected to provide daily leadership on each jobsite by:
- Leading subcontractors through clear communication and accountability.
- Representing Mosaic professionally with homeowners and trade partners.
- Demonstrating sound judgment and decision-making.
- Promoting teamwork across departments.
- Supporting and mentoring Assistant Project Managers or Superintendent trainees when assigned.
Qualifications
Education
- Associate's or Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred.
Experience
- Minimum 5 years of residential construction management experience.
- Experience managing custom or semi-custom residential construction projects.
- Strong understanding of residential building systems and sequencing.
- Experience working directly with homeowners throughout construction.
Knowledge & Skills
- Thorough knowledge of residential construction practices.
- Ability to read and interpret architectural and engineering plans.
- Strong scheduling and organizational skills.
- Budget management and cost control experience.
- Excellent communication and interpersonal skills.
- Strong conflict resolution and problem-solving abilities.

- High attention to detail.
- Proficiency with Buildertrend and Microsoft Office.
