Maintenance Technician
Position Overview
Mesa Management is seeking a dependable, hands-on Maintenance Technician to join our property management team. This position is responsible for the day-to-day maintenance, repair, and upkeep of our apartment community while helping provide residents with a clean, safe, and well-maintained place to call home.
The ideal candidate takes pride in their work, is reliable, works well as part of a team, and understands the importance of completing maintenance requests and apartment turns efficiently and correctly.
Key Responsibilities
- Perform general apartment, building, and property maintenance and repairs.
- Complete daily inspections and upkeep of community curb appeal, common areas, parking lots, facilities, and landscaping.
- Respond to resident maintenance requests in a timely and professional manner.
- Clean, paint, repair, and restore vacant apartment homes to rent-ready condition.
- Assist with apartment turns, preventative maintenance, and property improvement projects.
- Identify and report maintenance concerns or property conditions that may affect resident safety or the overall quality of the community.
- Maintain tools, equipment, maintenance areas, and workspaces in a clean and organized condition.
- Participate in the property's on-call emergency rotation, including evenings, weekends, and holidays as assigned.
- Respond promptly to emergency maintenance calls when scheduled for on-call coverage.
- Follow all OSHA requirements and company safety procedures.
- Properly use required personal protective equipment (PPE) and immediately report potential safety hazards to the Maintenance Supervisor or Business Manager.
- Report accidents, incidents, property damage, and emergencies according to company procedures.
- Comply with Fair Housing laws, Landlord-Tenant laws, Equal Employment Opportunity requirements, and all applicable company policies.
- Assist other Mesa Management properties when operational needs require additional maintenance support.
- Perform other maintenance-related duties and projects as assigned.
Qualifications
- Minimum 1 year of relevant maintenance experience preferred.
- Technical, vocational, or trade school education is preferred.
- Apartment or multifamily property maintenance experience is a plus.
- General knowledge of property repairs, maintenance tools, and equipment.
- Ability to follow detailed instructions and complete assigned work efficiently.
- Strong problem-solving and basic reasoning skills.
- Effective verbal communication skills.
- Basic computer and administrative skills.
- Ability to work independently when necessary while also contributing to a team environment.
- Dependable, punctual, professional, and responsive to assigned responsibilities.
- Ability to travel by vehicle to other properties when needed.
Physical Requirements
This is an active, hands-on position. Employees must be able to regularly:
- Stand, walk, sit, bend, reach, and use their hands and fingers to handle tools and equipment.
- Perform physical maintenance and repair work for extended periods.
- Lift, carry, push, or move materials and equipment weighing up to 100 pounds.
- Work around typical property maintenance noise, including power washers, leaf blowers, drills, traffic, landscaping equipment, and other power or handheld tools.
- Work both indoors and outdoors and in varying weather conditions as required.
