Position Summary
The Maintenance Technician supports the maintenance operations of a multi-family apartment community by performing repairs, preventive maintenance, unit turns, and grounds upkeep. This role works closely with the Community Manager and Maintenance Supervisor to ensure the property is well-maintained, safe, and rent-ready, while providing prompt and professional service to residents.
Core Responsibilities
· Participate in all property maintenance projects and daily service needs
· Respond to and assist with after-hours emergency maintenance and coordinate with third-party vendors as needed
· Complete service requests and work orders in a timely and professional manner
· Assist with apartment unit turns to ensure vacated units are rent-ready efficiently and cost-effectively
· Perform general maintenance tasks, including basic plumbing, electrical, drywall, painting, carpentry, and appliance repair
· Assist with preventive maintenance programs and periodic inspections
· Maintain accurate records for work orders, preventive maintenance, unit turns, and inspections
· Inspect apartment interiors, building exteriors, and common areas, performing repairs and janitorial tasks as needed
· Clean and maintain community grounds daily, including stairwells and common areas
· Identify and understand locations of utility meters, shut-offs, fixture shut-offs, and sewer cleanouts
· Assist with inventory control and proper use of maintenance materials and supplies
· Ensure maintenance shops, storage rooms, and work areas are clean, secure, and well-lit
· Maintain familiarity with approved vendors, services, and supplies
· Share coverage of the property emergency/on-call phone
· Maintain a clean, professional appearance and courteous demeanor at all times
· Comply with company policies, safety procedures, and fair housing requirements
· Perform additional duties as assigned by the Community Manager, Maintenance Supervisor, or Portfolio Manager
All responsibilities are performed under the direction and approval of the assigned Portfolio Manager, and duties may be adjusted based on operational needs.
Minimum Qualifications & Requirements
· Demonstrated general maintenance and repair skills
· Prior experience in apartment or residential maintenance preferred
· Ability to work independently and as part of a team
· Strong time management and organizational skills
· Basic computer or mobile app skills for work order tracking
· Possession of basic tools of the trade
· Reliable transportation, valid Washington State driver’s license, and active auto insurance
· Ability to participate in an on-call rotation for emergency maintenance

Physical Requirements
· Ability to stand, walk, climb stairs, bend, kneel, and lift up to 50 lbs.
· Ability to work indoors and outdoors in varying weather conditions
· Ability to perform repetitive physical tasks safely
