Position Overview
Diamond Properties is seeking an experienced Construction Project Manager to drive tenant improvement projects from the earliest leasing discussions through final turnover. This role takes ownership of the construction process, beginning with scope development and lease budgeting, working directly with the leasing team, tenants, property management, contractors, architects, engineers, and municipal agencies to move projects from concept to completion.
A key focus of this position is developing accurate lease budgets based on tenant requirements, property conditions, preliminary scopes of work, and landlord/tenant responsibilities. The Construction Project Manager is expected to proactively lead the process, identify project requirements early, coordinate resources, manage budgets and schedules, and ensure that tenant improvement work is delivered in alignment with lease commitments, ownership expectations, and operational needs.
This is an in-office position at our Mount Kisco headquarters. This position reports to the Director of Construction and will work closely with our in-house carpentry team, assistant project managers, and 3rd party vendors and consultants. Frequent local travel to project sites is required, with occasional out-of-market travel based on project needs.
Responsibilities
- Maintain budget accountability from initial lease budget through bidding, construction, change orders, and closeout.
- Translate tenant requirements, lease assumptions, and building conditions into clear construction scopes and budget estimates.
- Establish project timelines, milestones, and critical path items, including design, bidding, permitting, procurement, construction, inspections, and occupancy.
- Manage the bidding process, including contractor walkthroughs, proposal review, bid leveling, and recommendations for award.
- Coordinate design documents, permit submissions, municipal comments, resubmittals, and approval timelines.
- Manage active tenant improvement projects from kickoff through substantial completion.
- Coordinate final inspections, punch lists, certificates of occupancy, tenant acceptance, and space turnover.
- Demonstrated ability to build strong working relationships and communicate effectively with internal stakeholders, tenants, contractors, consultants, and municipal agencies.
Qualifications
- 5–10 years of experience managing commercial construction or tenant improvement projects.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred, or equivalent experience. PMP or CCM certification preferred but not required.
- Strong experience developing project budgets from preliminary scopes, incomplete information, tenant requirements, and lease assumptions.
- Ability to operate with urgency, ownership, and accountability.
- Ability to read and interpret construction drawings, scopes of work, proposals, lease work letters, and project budgets.
- Strong understanding of tenant improvement construction, permitting, budgeting, bidding, scheduling, and closeout.
- Proven ability to manage multiple projects at once while driving deadlines and decisions.
- Strong communication, organization, follow-up, negotiation, and problem-solving skills.
- Proficiency with Microsoft Office; experience with Yardi, Bluebeam, project management, accounting, or construction software preferred.
Salary and Benefits
Diamond Properties offers competitive compensation commensurate with experience. The expected salary range for this role is between $90,000 - $120,000 per year, with potential eligibility for an annual merit bonus.
