The City of Manassas Park is accepting applications for the position of Facilities Maintenance Technician. The essential functions of the position are to provide general trades maintenance support with working knowledge of HVAC, plumbing, electrical, and general building maintenance trades work at the apprentice level. Work would be assigned and supervised by the Facilities Manager who would provide training for future personal growth and advancement in learning HVAC systems management and basic servicing for the City of Manassas Park public buildings/facilities as directed. Provide timely customer service and perform other duties as assigned.

SPECIFIC DUTIES & RESPONSIBILITIES:
· Under the direction of the Facilities Manager, provides basic service maintenance and repair needs for essential HVAC, plumbing, electrical, and structural components at all public facilities.
· Coordinates with and provides oversight of contractors for maintenance, repair, and replacement of facility components and systems. Typical duties include:
a. Coordination, provision and/or oversight of routine HVAC maintenance as assigned, and consults with the Facilities Manager regarding recommended repairs.
b. Obtaining direction on work order priorities from the Facilities Manager.
c. Meets contractors on-site for estimates and repairs, and verifying work is completed in accordance with best practices and standards in consultation with the Facilities Manager.
· Enters work orders into Asset Essentials software system and responds to service requests on facilities related issues.
a. Ability to learn work order system software in order to retrieve, enter and update electronic work orders using the City’s Asset Essentials system.
b. Documents labor hours, invoices, materials and other receipts on a per-task basis, providing the Facilities Manager with all applicable information for system update and budget monitoring.
c. Assists the Facilities Manager in keeping an accurate record of costs and labor hours expended on a per-asset basis.
· Perform other duties as assigned or required.

KNOWLEDGE, SKILLS AND ABILITIES REQUIRED
· Basic knowledge of modern principles, methods, practices, and equipment relating to facilities management technical trades focused on HVAC/mechanical.
· Experience working effectively in overseeing contractors/others and working with departments in all types of facility repairs, construction, or remodeling projects, to include basic to advanced skills in the following areas:
a. Basic knowledge of building management control systems including HVAC and fire alarm controls.
b. Knowledge of the safe use and operation of various large scale mechanical systems.
c. Preventative maintenance of building HVAC equipment to keep climate control in facilities functioning properly
d. Minor plumbing, electrical, or structural repairs based on skills and background including the ability to use specialized tools, perform basic carpentry, and light drywall repairs/light painting.
· Proficient in basic maintenance software programs for entering and completing electronic work orders.
· Able to work unsupervised and step into a lead role on projects when needed.
· Ability to identify and initiate repairs of potential safety hazards to avoid injuries.
· Able to work in high areas of scaffolds/rooftops and bucket trucks alike, able to work below ground/holes/pits (not frequent).
· Able to operate heavy equipment/trucks of various kinds as well as cleaning equipment in a safe manner.
· Ability to use Microsoft Office Suite (i.e. Excel, Word, Outlook).
· Ability to communicate clearly and effectively, both orally and in writing.
MINIMUM EDUCATION AND TRAINING
Required Qualifications:
· High School Diploma or GED,
· Prior employment in general trades service work for commercial properties including responsibility for repair and maintenance of commercial of buildings and supporting systems
· 2-3 years of commercial building maintenance experience
PREFERRED QUALIFICATIONS
· Some commercial HVAC experience, or related HVAC certifications, or successful completion of formal training in HVAC systems is preferred
· Vocational or trade school training in closely related mechanical, HVAC/ plumbing, and electrical fields
· Requires a valid Driver’s License.
· Offer of employment is contingent upon successful results of a Federal background screening due to required access to our Police Department facilities.
Authorized hiring range: $55,000 - $65,000
