POSITION DESCRIPTION
Hunter Properties is seeking an experienced and motivated Property Manager to oversee the day-to-day operations of an assigned community (or communities). This role is responsible for operational efficiency, financial performance, regulatory compliance, and delivering exceptional resident experience. The ideal candidate is a detail-oriented leader and collaborative team player who serves as the primary point of leadership for the community, including maintenance operations, resident relations, and onsite staff performance. ESSENTIAL DUTIES & RESPONSIBILITIES
Operations & Leadership
· Oversee daily operations of the apartment community in a cost-effective and efficient manner.
· Hire, train, supervise, and evaluate onsite staff, including leasing and maintenance team members.
· Foster a professional, collaborative, and customer-focused work environment.
· Ensure consistent implementation of company policies, procedures, and standards.
Financial Management
· Maintain occupancy and revenue levels in alignment with budgeted goals.
· Oversee rent collection, resident ledgers, bank deposits, and petty cash.
· Monitor delinquencies, initiate collection efforts, and manage eviction processes in compliance with legal requirements.
· Prepare and submit required financial reports and account information to the Regional Supervisor.
Compliance & Risk Management
· Ensure compliance with all applicable federal, state, and local regulations, including Fair Housing laws.
· Identify and address safety concerns promptly and coordinate corrective actions as needed.
Resident Relations
· Oversee resident communication, conflict resolution, and enforcement of community rules and regulations.
· Promote resident satisfaction and retention through proactive engagement and responsive service.
Additional Responsibilities
· Provide leasing coverage support, including apartment tours, when needed.
· Perform other duties as assigned to support property and company objectives.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
Education & Experience
· High school diploma or GED required.
· One (1) to three (3) years of property management or related supervisory experience preferred.
Skills & Competencies
· Strong leadership, organizational, and time management skills.
· Excellent written and verbal communication abilities.
· Strong customer service-oriented and conflict-resolution skills.
· Working knowledge of budgeting, financial reports, and rent collection processes.
Computer Skills
· Intermediate proficiency in Microsoft Office (Word, Excel, Outlook).
· Intermediate experience with property management software such as Yardi, Rent Café, or equivalent systems.
TRAINING REQUIREMENTS:
· Annual Fair Housing training (required).
· Participation in ongoing professional development and company-sponsored training programs.
PHYSICAL DEMANDS
· Ability to occasionally stand, walk, climb, balance, stoop, kneel, crouch, or lift up to 25 pounds.
· Ability to sit for extended periods and perform repetitive hand and arm movements.
· Vision abilities include close and distance vision.
· Occasional exposure to outdoor weather conditions.
WORK ENVIRONMENT
· Primarily office-based with regular interaction throughout the property.
· Moderate noise levels typical of an office and residential environment.

· Job Type: Full-time
· Compensation: Hourly plus commission (after first 90 days).
