Overview
We are seeking a highly motivated and EXPERIENCED Property Manager in Tulsa, OK with more than 2 years experience, to lead the successful operation and management of multifamily properties. This dynamic role requires a proactive professional who excels in property leasing, customer service, and administrative oversight. As a Property Manager, you will oversee daily property operations, ensure compliance with Fair Housing regulations, and foster positive relationships with tenants, vendors, and team members. Your expertise in property management systems and legal administrative processes will drive operational excellence and tenant satisfaction.
Duties
- Manage all aspects of property leasing, including marketing available units, conducting tours, and negotiating lease agreements to maximize occupancy rates.
- Oversee property maintenance and facilities management to ensure properties are well-maintained, safe, and compliant with all relevant regulations.
- Utilize property management software such as Yardi and OneSite for data entry, rent collection, financial reporting, and tenant records management.
- Administer lease contracts, renewals, and legal documentation while ensuring adherence to Fair Housing laws and Section 8 guidelines.
- Handle conflict management by addressing tenant concerns promptly and professionally while maintaining positive relationships.
- Coordinate with maintenance teams and vendors to schedule repairs, inspections, and preventative upkeep using CMMS (Computerized Maintenance Management System).
- Conduct regular inspections to ensure properties meet quality standards; document findings through detailed reports.
- Maintain accurate filing systems for legal documents, contracts, tenant records, and compliance documentation.
- Provide exceptional customer service via phone etiquette and in-person interactions to support tenant retention and satisfaction.
- Upsell additional services or amenities when appropriate to enhance tenant experience and increase revenue opportunities.
Qualifications
- Proven experience in property management with a strong understanding of LIHTC (Low-Income Housing Tax Credit), Section 8 housing programs, and Fair Housing regulations.
- Proficiency in property management software such as Yardi, OneSite, Office Suite tools, and CMMS platforms.
- Solid knowledge of landlord-tenant law, legal administrative procedures, contracts negotiation, and real estate administrative experience.
- Excellent conflict management skills coupled with effective negotiation abilities to resolve issues amicably.
- Strong customer service orientation with professional phone etiquette and relationship management skills.
- Demonstrated ability to handle property leasing activities efficiently while upselling amenities or services when appropriate.
- Experience in facilities management including property maintenance coordination and vendor oversight.
- Detail-oriented with excellent data entry skills; capable of managing filing systems for legal documents and compliance records.
