Job Summary
A well-established residential remodeling company in Allenwood, NJ is seeking an experienced Project Manager to oversee home renovation projects from production handoff through final completion.
The Project Manager is responsible for keeping assigned projects moving, maintaining accurate schedules and job records, coordinating subcontractors and vendors, communicating with homeowners, monitoring payment status, resolving project obstacles, and ensuring each project is properly documented in the company’s ERP system.
The Project Manager will receive administrative and scheduling support from a Project Coordinator but will remain responsible for the overall execution and success of each assigned project.
Key Responsibilities
- Maintain complete knowledge of the status, phase, schedule, open issues, next steps, payment status, inspections, and client concerns for every assigned project.
- Actively move projects forward and create recovery plans when a project becomes delayed or stalled.
- Review project schedules regularly and ensure they accurately reflect current field conditions.
- Coordinate subcontractors and vendors, confirm jobsite readiness, communicate scope expectations, and verify completed work.
- Communicate proactively with homeowners regarding project progress, upcoming work, schedule changes, required decisions, payments, and open concerns.
- Identify, document, resolve, or escalate project blockers with a clear action plan, responsible party, and due date.
- Monitor client payment status and follow up or escalate when required payments may affect continued work.
- Review jobsite conditions and identify potential scope, design, scheduling, or field conflicts before they create delays or rework.
- Coordinate project phase handoffs, walkthroughs, inspections, punch-list completion, and closeout requirements.
- Maintain accurate and complete project information in the company’s ERP system.
- Submit accurate weekly updates regarding project progress, delays, risks, payment concerns, client concerns, and required actions.
- Work closely with Project Coordinators while maintaining ownership of project execution and results.
ERP and Documentation Expectations
The Project Manager is expected to:
- Review and maintain project schedules.
- Update project statuses and current phases.
- Create, manage, and close project tasks.
- Document important homeowner, subcontractor, vendor, and internal communications.
- Upload and review project photos, documents, field conditions, and required files.
- Track open issues, next actions, responsible parties, and due dates.
- Assign clear administrative support tasks to the Project Coordinator.
Required Skills and Experience
- Residential construction, renovation, or remodeling project management experience.
- Ability to manage multiple active projects simultaneously.
- Strong scheduling, organization, and follow-up skills.
- Strong homeowner communication and conflict-resolution skills.
- Experience managing subcontractors and vendors.
- Ability to identify project obstacles and develop practical solutions.
- Experience using an ERP or similar construction project management system.
- Ability to document project information clearly and consistently.
- Strong sense of ownership, professional judgment, and attention to detail.
- Working knowledge of project payments, change orders, budgets, and cash-flow concerns.
- Ability to work effectively in both office and active construction-site environments.
- Valid driver’s license and reliable transportation.
