Key Areas of Impact
Technical Expertise & Infrastructure Management
- Appliance & Home Repair: Service, remove, and install high-end appliances including stoves, refrigerators, microwaves, dishwashers, laundry units, garbage disposals, and water heaters.
- Plumbing & Infrastructure: Repair or replace toilets, sinks, vanities, and water heaters. Clear main drain, secondary, and sewer lines up to 4 inches in diameter using professional equipment to resolve complex blockages.
- Electrical & Systems: Expertly troubleshoot and repair electrical circuits, receptacles, breakers, switches, and fuses to ensure uninterrupted utility performance.
Operational Excellence & Asset Preservation
- Precision Unit Turns: Spearhead the vital "make-ready" process for vacant apartments, utilizing minor drywall repair, cabinet/countertop restoration, and screen or blind installation to present a perfect home to new residents.
- Preventative Care: Conduct proactive maintenance on stair treads, hardware, and structural common area fixtures to mitigate risk and guarantee resident safety.
- Property Excellence: Collaborate with leadership to ensure the physical appearance and operational standards of the community consistently meet our strict excellence benchmarks.
Candidate Profile
- Professional Experience: Minimum 3 years of proven track record in professional apartment maintenance.
- Technical & Core Attributes: Exceptional attention to detail, problem-solving expertise, and the ability to accurately perform basic mathematical functions.
- Requirements: Must possess a valid California Driver’s License and a reliable vehicle.
- Response Time Requirement: Due to the operational needs of the position, including emergency maintenance response and on-call responsibilities, candidates must be able to report to the assigned community within 15 minutes when required. Applicants who do not currently meet this requirement must be willing to relocate prior to employment.
Physical & Availability
- Ability to lift, carry, or maneuver up to 50 lbs. following safe lifting procedures.
- Weekend availability is required for this position. Employees must be available to work weekends as part of a scheduled rotation and maintain flexibility to support operational needs. Weekend work is an essential function of the role.
- This role may require participation in an on-call rotation to address emergency maintenance needs and ensure resident safety and operational continuity.
