We are looking for an experienced full-time Maintenance Technician to handle the day-to-day maintenance responsibilities of two apartment communities located within minutes of each other. The ideal candidate will perform maintenance tasks of great variety such as painting, appliance repair, HVAC repair, janitorial duties, complete work orders, ordering supplies, inspecting apartments, coordinating with vendors, etc. A Maintenance Technician is a thorough professional who strives on paying attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines, be able to meet all company deadlines, and can work well with vendors, residents, and co-workers. The goal is to maintain the buildings and common areas in the best possible condition. The schedule consists of Mon-Fri 8 am to 5 pm and must be willing to be on-call.
Responsibilities
- Perform maintenance of electrical systems (replace light bulbs and sockets, clean and repair circuit breaker panels etc.)
- Complete work orders
- Paint and clean apartments upon turnover
- Maintain heating and plumbing systems to ensure functionality
- Inspect alarm systems (fire, protection) and schedule repairs when needed
- Perform manual repairs when necessary (fix/change locks, repair/replace plumbing hardware etc.)
- Accompany pest control on a quarterly basis
- Conduct general upkeep procedures and other tasks as assigned
- Assist in budget preparation and ensure it is followed
- Ensure grounds and common areas are free of trash and clean
- Work with vendors for scheduling
- Assist management with inspection of occupied and vacant units
- Order supplies as needed
Skills
- Proven experience as maintenance technician
- Detail-oriented
- Basic understanding of electrical, HVAC, and other systems
- Knowledge of general maintenance processes and methods
- Working knowledge of tools, common appliances and devices
- Manual dexterity and problem-solving skills
- Good physical condition and strength with a willingness to work overtime
- High school diploma or equivalent; Certificate in HVAC, building maintenance technology or relevant field will be a plus
- Must have a valid driver's license and transportation
