Utility Services Technician
Garden Communities is seeking a reliable and organized Utility Services Technician to join our team. This is a full-time position based out of Short Hills, NJ, with daily/weekly travel to residential properties as needed.
This role will assist with the maintenance, upkeep, troubleshooting, and inventory of water and electric submeters across our residential apartment communities. The ideal candidate should be dependable, detail-oriented, comfortable working independently, and able to communicate professionally with property managers, maintenance teams, vendors, and corporate staff.
Pay: $22.00 – $25.00 per hour, based on experience
Schedule: Full-time, 40 hours per week
Location: Based in Short Hills, NJ with travel to properties as needed
Travel: Travel allowance or company vehicle may be provided after 90 days
License: Valid driver’s license required
Responsibilities include, but are not limited to:
Proactively monitoring and maintaining submeters across residential properties
Traveling to properties to perform bucket tests, battery changes, meter inspections, and basic troubleshooting
Assisting with water and electric submeter-related issues
Submitting and monitoring work order escalation requests to third-party vendors when needed
Tracking meter orders and installation schedules for new construction
Assisting with scheduling and coordinating meter replacements between properties and utility companies
Providing detailed reporting and status updates to corporate
Communicating clearly and professionally with property managers, maintenance teams, vendors, and corporate staff
Walking properties and job sites to monitor meters and troubleshoot issues as needed
Maintaining organized records, updates, and follow-up items
Qualifications:
Minimum 1 year of related experience and/or training preferred
Valid driver’s license required
Excellent computer skills required
Strong organizational and follow-up skills
Ability to work independently with limited supervision
Ability to communicate professionally, both verbally and in writing
Basic plumbing knowledge preferred; license not required
Experience with Yardi Maintenance IQ, Yardi Pulse, or NextCentury meter systems is a plus
Must be dependable, punctual, and able to meet deadlines
Must be willing to travel to properties as needed
Must be able to work evenings, weekends, or holidays as needed
Physical Requirements:
Must be able to lift, push, pull, and/or move up to 40 pounds
Must be able to sit, stand, walk, squat, open doors, and climb/descend stairs
Must be comfortable walking properties and job sites frequently
Pay: $22.00 - $25.00 per hour
