Solicit subcontractors and suppliers for proposal prior to proposal submission time
Review and assist with the Owner contract negotiations
Prepare correspondence with Owner, Architect, Engineers, Subcontractors, Suppliers, etc. Examples of
referenced correspondence include, but are not confined to the following items: Schedule of Values,
project schedule, memos, request for information, transmittals, and submittals
Submit building permit application, follow up on review progress, and receive approval

Establish procedures for submission of application for payment, request for information, change orders
and submittals, and coordination of owner furnished equipment
Proactively manage projects to achieve quality, schedule, budget, and safety
Maintain customer (Owner, Architect, Engineer, Subcontractor, Supplier & Public Officials) relations and
conduct project meetings
Ensure prompt payment from Owner and subsequent payment to Subcontractor and Suppliers
Document quality and progress of each Subcontractor and Suppliers
Update Subcontractors and Suppliers of any changes to the plans, specifications, and/or schedule.
Inform management of productivity, costs, quality control, document management, and processing of

Preparation of detailed estimates or “takeoffs”, for estimating the cost of labor, material, and equipment.
Ensure that 3 competitive bids are always sought for comparison during the bidding process
Determine the scope of work and define the contractual requirements for the project
Solicit and coordinate sub-trade tenders and supplier quotations for labor, material, and equipment to
meet project specifications and budget requirements
Prepare detailed project cost estimates and bids for senior management approval
Monitor cost and schedule fluctuations, and make appropriate revisions to cost estimates
Apply value engineering techniques to improve productivity and lower costs
Complete post-bid analysis on unsuccessful bids. Contribute current cost and productivity information
into the company database
Good customer service skills including resolution of customer concerns
