Full-Time: Monday - Friday, 8:00 AM - 4:30 PM | Rotating On-Call Hours – Field based position

Overview
A Portland, Oregon based leading property management company is hiring a Lead Maintenance Technician to take ownership of maintenance operations, vendor performance, and unit turnovers across a growing portfolio of residential properties.

Compensation & Benefits
Base Pay: $30-35/hour based on experience

Primary Job Responsibilities
· You are responsible for how fast, how well, and at what cost maintenance gets done across your assigned properties
· Supervise, schedule, and develop maintenance technicians
· Oversee work orders in Property Meld from intake through completion
· Manage unit turnovers from move-out to rent-ready, including scopes of work and punch lists
· Triage and accurately diagnose incoming maintenance issues
· Periodically perform property inspections, documenting conditions and follow-up items
· Create accurate invoices, including splitting both time and materials to the appropriate line-items
· Lead the technician safety program, including monthly safety meetings and jobsite standards
· Keep units compliant with habitability standards, including smoke/CO alarm and lock/egress requirements
· Work with portfolio managers on repair estimates and owner approvals
· Manage keys, lockboxes, and property access across your assigned properties
· Maintain accurate records, pre and post repair photos, and system data for every job
· Ensure consistent, high-quality experience for owners, residents and team members
Qualifications
· 3+ years of residential maintenance experience, 1+ year(s) supervising technicians or vendors
· Strong working knowledge of plumbing, electrical, HVAC, appliances, and general repair
· AI / tech-curious mindset, and comfortable learning new systems quickly
· Excellent written and verbal English communication, bi-lingual is a plus
· Ability to manage multiple priorities and conversations simultaneously
· High attention to detail and strong process adherence
· Able to scope a repair, put a realistic number on it, and keep the job on budget
· Ability to prioritize and schedule jobs based on urgency and geographic location
· A mindset of ownership, urgency, and accountability
Requirements
· Availability: Monday - Friday, 8:00 AM - 4:30 PM PST
· Accept and execute after-hours calls as part of the on-call rotation
· Provide your own basic hand tools to complete work orders
· Valid driver’s license, clean driving record, and reliable vehicle
· Ability to lift 50 lbs, climb ladders, and work in occupied units
· Smartphone capable of running Property Meld and photo documentation
· Ability to work in a fast-paced, high-accountability environment
