Your Impact
As Dual General Manager, you are the primary leader of the property — responsible for all aspects of pre-opening preparation, ongoing operations, guest satisfaction, team development, financial performance, and brand compliance across both the Hampton Inn and Tru by Hilton brands. This position reports directly to Ownership and Asset Management.
Pre-Opening
- Lead all pre-opening hiring — recruiting, interviewing, and onboarding department heads and hourly associates across both brands
- Partner with Hilton brand representatives to complete all pre-opening checklists and requirements
- Develop SOPs, service standards, and departmental operating procedures ahead of opening day
- Coordinate with ownership on readiness milestones to ensure a fully staffed, operationally sound launch
Operations Leadership
- Oversee daily operations across both brands, ensuring brand standards, cleanliness, and service quality are consistently met
- Tour operating departments daily; identify issues early and drive resolution through department heads
- Conduct regular property inspections with Housekeeping and Engineering
- Ensure a safe and secure environment for guests, associates, and hotel assets in compliance with all company and brand policies
Financial Performance
- Own the financial results of the property — revenue generation, cost control, and profitability
- Manage P&L, budgets, forecasting, and financial reporting in partnership with ownership
- Ensure department heads maintain budgeted productivity levels
- Oversee timely invoice processing, payroll compliance, and financial integrity
Sales & Revenue
- Drive revenue performance through effective yield strategies, rate management, and local market development
- Build relationships with local businesses, civic organizations, and demand generators in the Dalton market
- Be visible during peak periods — actively engaging guests and supporting on-site sales opportunities
People Leadership
- Recruit, develop, and retain a high-performing team that reflects Five Star's values and culture
- Interview all final candidates for management-level vacancies before any offer is extended
- Coach, counsel, and hold managers accountable through regular feedback and structured performance conversations
- Develop team members for growth and advancement within the company
Brand & Compliance
- Maintain full compliance with brand standards across both Hampton Inn and Tru by Hilton
- Complete required Hilton brand training modules and certifications
- Cultivate strong working relationships with Hilton brand representatives and ownership

Required Experience & Qualifications
Experience & Background
- Minimum 3+ years of experience as a General Manager at a Hilton, Marriott, IHG, or Hyatt branded hotel — required
- Demonstrated track record of strong guest satisfaction scores (GSS/BSA or equivalent) and financial performance
- Select-service hotel management experience required; dual-brand or multi-property experience strongly preferred
- Pre-opening hotel experience preferred
- Bachelor's degree in Hospitality Management, Business, or related field preferred — equivalent experience considered
Skills & Competencies
- Strong financial acumen with demonstrated ability to manage P&L, develop budgets, and drive cost controls
- Proficiency in hotel systems including PMS, revenue management tools, and labor management platforms
- Excellent communication and relationship-building skills with guests, associates, ownership, and brand representatives
- Proven ability to manage multiple priorities across two brands in a fast-paced pre-opening and operational environment
- Must be able to relocate to or commute to Dalton, GA
Physical Requirements
- Ability to stand and walk for extended periods during property inspections and guest interactions
- Ability to lift and carry up to 25 lbs. occasionally
- Flexibility to work evenings, weekends, and holidays as needed
