Capital Fund 1 is a Scottsdale-based private lender financing real estate investors across the country. Our DSCR department is growing, and we’re hiring a Loan Processor to own files from submission through funding.
You do not need DSCR experience to get this job. If you’ve processed conventional, FHA, or hard money files and you’re organized, proactive, and comfortable owning a pipeline, we will teach you DSCR.
What You’ll Actually Do
You take the file the moment it’s submitted and you don’t hand it off until it’s funded and uploaded. That means:
- Own the file. Build a conditions checklist on every new submission, then work it until Clear to Close. You are the primary point of contact for the borrower, broker, title, and escrow after submission.
- Order and manage third parties. Open title, order appraisals and manage reconsideration-of-value requests, order hazard, liability, and flood insurance, and pull payoff demands on refinances.
- Handle condo and PUD files. Order the condo questionnaire, obtain HOA certification, dues schedule, and management contact information, and review the results for eligibility issues before they reach Underwriting.
- Clear conditions. Collect docs from borrowers, brokers, LOs, and vendors. Deliver satisfied contingencies to Underwriting and escalate anything that puts the closing date at risk.
- Handle DSCR-specific documentation. Leases, rent rolls, and market rent support — and confirm rents, taxes, insurance, HOA, and payment tie back to the approved terms. You’ll also work entity docs (operating agreements, EIN, good standing, authorized signers) since most of our borrowers vest in an LLC.
- Review credit. Review the credit report for accuracy and confirm the borrower satisfies program tradeline requirements. Obtain documentation or explanation where the report is unclear, and re-pull credit when the report expires before closing.
- Protect the file. Reconcile the application, term sheet, approval, title commitment, and insurance so names, vesting, and property data match. Review prelim title for liens and lien position. Monitor every expiration date in the file — approval, appraisal, credit, title commitment, insurance — and request extensions before they lapse.
- Close it. Review the Settlement Statement for fee accuracy, coordinate signing with title and escrow, upload the executed package into our loan origination system, and confirm funding.
What We’re Looking For
- 1–2+ years of mortgage loan processing experience (any product — conventional, FHA/VA, hard money, commercial, or DSCR)
- Comfortable reviewing a credit report for accuracy and measuring tradelines against program requirements
- Able to pull up an underwriting guideline and find the answer yourself. You’ve used guidelines as a working reference, not something you wait on Underwriting to interpret for you
- Working knowledge of title reports, insurance requirements, and settlement statements
- Genuinely organized — you track expiration dates and outstanding conditions without being asked twice
- Direct, proactive communicator; you tell an LO a file is slipping before it slips
- Comfortable managing 30+ active files and switching between them all day
- Proficient in Microsoft Office and able to pick up new software quickly
Nice to Have (Not Required)
- DSCR, business-purpose, or non-QM experience
- Experience with entity-vested borrowers
- Prior work at a private, hard money, or bridge lender
We use HubSpot as our CRM and NOVA as our loan origination system. Experience with either is a plus, not a requirement — we’ll train you on both.
