Essential Duties and Responsibilities:
- Inspect property conditions and coordinate maintenance services.
- Formulate and implement a total productive maintenance schedule.
- Ensure that all tools and equipment are in proper working condition.
- Identify and remove accessible hazardous materials.
- Ensure compliance with health and safety regulations, standards and procedures.
- Manage budget, accounts and tenant notices.Oversee all property contract services for interior and exterior building,
- Conduct market research and compare cost and benefits when evaluating new vendors/contractors.
- Maintain accurate record keeping of all financial transactions, maintenance and work orders.
- Monitor common area activities, enforcing house rules and regulations.
- Report and resolve any problems or issues related to tenants, housekeeping and security.
- Implement move in/out procedure for tenants.
- Ensure move-in and move-out inspections are in compliance with military housing regulations.
- Manage and maintain supplies inventory.
- Assist the Leasing Manager in showing properties to prospective tenants and answering relevant questions.
Manage and maintain renewal facilities Certifications and Permits including but not limited to:
- Annual Fire Alarm and Fire Sprinkler certificate
- Semi-annual Certification and Permit to operate elevators
- Generator and Annual Air Pollution Permit
- Annual AST Permit
- Annual Tier 2 reporting to EPA
- Sanitary Permit
- Annual Inspection and Certification of Fire Extinguishers
- Other tasks and duties as may be assigned
Job Requirements:
- Bachelors degree in engineering or related field preferred
- Excellent communication skills, both verbal and written
- Superior track record of managing maintenance and construction contractors.
- Self-motivated and able to operate with limited supervision
- Ability to supervise, train, and lead a team.
- Ability to find solutions to reduce costs while still ensuring safety, reliability and efficiency.
- Ability to work across teams, functions, stakeholders, and external partners to ensure safety is a number one priority always and never compromised.
- Proficiency with computers and Microsoft applications
