Estimator / Project Manager

Position Summary
Stephen Ray Inc Construction is seeking an experienced and highly organized Estimator / Project Manager to oversee projects from initial bid through final completion. This individual will prepare accurate cost estimates, manage budgets and schedules, coordinate subcontractors and suppliers, maintain communication with clients, and ensure projects are completed safely, on time, and within budget.
This position requires someone who is detail-oriented, proactive, and capable of managing multiple construction projects simultaneously.
ResponsibilitiesEstimating
- Review plans, specifications, and project documents.
- Perform quantity takeoffs and prepare detailed cost estimates.
- Solicit and evaluate subcontractor and supplier pricing.
- Prepare competitive project bids and proposals.
- Identify cost-saving opportunities without compromising quality.
- Maintain historical pricing databases.
Project Management
- Plan, schedule, and oversee residential and commercial construction projects.
- Coordinate subcontractors, vendors, inspectors, and clients.
- Monitor budgets and job costs.
- Prepare purchase orders and subcontract agreements.
- Track change orders and project documentation.
- Conduct site visits to ensure quality workmanship and compliance with plans.
- Resolve field issues quickly and professionally.
- Ensure projects comply with Florida Building Code and OSHA safety standards.
- Manage project closeout, punch lists, warranties, and final documentation.
Client Relations
- Serve as the primary point of contact for clients.
- Provide regular project updates.
- Maintain exceptional customer service throughout the construction process.
Administrative
- Maintain project schedules and progress reports.
- Review invoices and approve subcontractor payments.
- Utilize construction management software to track project progress.
- Assist with permitting and inspections as needed.
Qualifications
- Minimum 10 years of experience in estimating and/or project management.
- Experience in residential and commercial construction preferred.
- Strong understanding of construction methods, materials, and building codes.
- Ability to read blueprints and construction specifications.
- Knowledge of Microsoft Office (Excel, Word, Outlook).
- Experience with estimating software (Buildertrend, Procore, PlanSwift, Bluebeam, or similar) preferred.
- Excellent communication and leadership skills.
- Strong organizational and time management abilities.
- Valid Florida driver's license and reliable transportation.
Preferred Qualifications
- Experience managing custom home construction.
- Experience with commercial tenant improvements.
- Knowledge of Florida permitting and inspections.
- OSHA 30 Certification (preferred).
- Associate's or Bachelor's degree in Construction Management, Engineering, or related field (preferred but not required).
Physical Requirements
- Ability to walk active construction sites.
- Ability to climb ladders and navigate uneven terrain.
- Ability to lift up to 50 pounds occasionally.
- Ability to work outdoors in varying weather conditions.
