Job Summary
We are seeking a dynamic and proactive Property Manager to lead the day-to-day operations of residential or commercial properties. In this role, you will oversee leasing activities, ensure compliance with housing regulations, manage maintenance and facilities, and foster positive relationships with tenants and vendors. Your energetic approach will drive occupancy rates, enhance property value, and deliver exceptional customer service. Responsibilities
- Manage all aspects of property leasing, including marketing vacancies, conducting tours, and negotiating lease agreements to maximize occupancy.
- Ensure compliance with Fair Housing regulations, Section 8 programs, LIHTC (Low-Income Housing Tax Credit) requirements, and other relevant legal standards.
- Oversee property maintenance and facilities management using systems like Yardi or OneSite to track work orders, inspections, and vendor relations.
- Handle legal administrative tasks such as reviewing contracts, managing lease documentation, and maintaining accurate data entry and filing records.
- Resolve tenant concerns promptly through effective conflict management and excellent customer service skills while maintaining professional phone etiquette.
- Monitor rent collections, enforce lease terms, and manage delinquency processes in accordance with landlord-tenant law.
- Coordinate with maintenance teams to ensure timely repairs, safety inspections, and overall property upkeep using CMMS (Computerized Maintenance Management System).
- Develop strong relationships with tenants through CRM (Customer Relationship Management) tools and upselling additional services or amenities when appropriate.
Requirements
- Proven experience in property management or real estate administrative roles with a focus on residential or commercial properties.
- Familiarity with LIHTC programs, Section 8 housing vouchers, Fair Housing regulations, and landlord-tenant law.
- Proficiency in property management software such as Yardi or OneSite; experience with data entry, filing systems, and CMMS is preferred.
- Strong knowledge of legal contracts, lease agreements, and facilities management practices.
- Excellent customer service skills paired with effective negotiation abilities to handle tenant relations and upselling opportunities.
- Office experience including phone etiquette, conflict resolution, and administrative tasks like filing and record keeping.
- Ability to manage multiple priorities efficiently while maintaining attention to detail in a fast-paced environment.
- Valid understanding of property maintenance procedures and facilities management best practices to ensure safe living environments. Pay: $50,000.00 - $53,000.00 per year
